A RESOLUTION OF THE MIAMI PLANNING, ZONING, AND APPEALS BOARD,
WITH ATTACHMENTS, RECOMMENDING APPROVAL OF AN ORDINANCE OF THE
MIAMI CITY COMMISSION AMENDING THE ZONING ATLAS OF ORDINANCE NO.
13114, AS AMENDED, BY CHANGING THE ZONING CLASSIFICATION FROM T3-0,
"SUB -URBAN TRANSECT ZONE -OPEN", TO T4 -R, "GENERAL URBAN TRANSECT
ZONE -RESTRICTED", FOR THE PROPERTIES LOCATED AT APPROXIMATELY
2222 AND 2260 NW NORTH RIVER DRIVE, MIAMI, FLORIDA, MORE
PARTICULARLY DESCRIBED IN EXHIBIT "A"; MAKING FINDINGS; CONTAINING
A SEVERABILITY CLAUSE; AND PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the properties located at approximately 22.22 and 2260 NW North
River Drive, Miami, Florida ("Properties") are currently zoned T3-0, "Sub -Urban
Transect Zone- Restricted": and
WHEREAS, the Properties are located within the middle river as defined in the
Miami River Corridor Urban Infill Plan and Miami River Greenways Action Plan; and
WHEREAS, the applicant has submitted a request to change the zoning
classification to T4 -R, "General Urban Transect Zone -Restricted"; and
WHEREAS, the proposed rezoning will not disrupt the established character of
the multi -family neighborhood; and
WHEREAS, the proposed rezoning will result in an increase in residential density
from 18 units per acre to 36 units per acre and allow multifamily housing by Right; and
WHEREAS, the size and scale of the adjacent uses and structures within the
existing neighborhood support this proposed increase in density and intensity; and
WHEREAS, the proposed rezoning is appropriate in light of the intent of the
Zoning Ordinance of the City of Miami, Florida, as amended ("Miami 21 Code"),
particularly in relation to the effects on adjoining properties; and
WHEREAS, the Miami Planning, Zoning and Appeals Board ("PZAB") has
considered the recommendations of the Planning Director; and
WHEREAS, PZAB has considered the goals, objectives, and policies of the
Miami Comprehensive Plan, the Miami 21 Code, and all other City of Miami regulations;
and

WHEREAS, PZAB has considered the need and justification for the proposed
change including changing and changed conditions that mare the passage of the
proposed change necessary;
NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING, ZONING AND
APPEALS BOARD OF THE CITY OF MIAMI, FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this
Resolution are adopted by reference and incorporated as if fully set forth in this Section.
Section 2. The PZAB recommends that the City Commission amend the
Zoning Atlas of Ordinance No. 13114, as amended, by changing the zoning
classification T3-0, "Sub -Urban Transect Zone- Open", to T4 -R, "General Urban
Transect Zone -Restricted", for the Properties, as described in "Exhibit A", attached and
incorporated.
