Subject: Authorize Lease Agreement - Police Station
Purpose of Item:
A Resolution of the Miami City Commission, with attachment(s), authorizing the City
Manager to execute a lease agreement ("Lease"), in substantially the attached form,
between the City of Miami ("City") and BCC Facilities Manager, LLC. ("Landlord"),
whereby the Landlord shall provide approximately 195 square feet of floor space on the
ground floor of the building commonly known as Brickell City Centre East loading dock
("The Building") located at 701 South Miami Avenue, Miami, FL 33131 ("Premises") for
an initial term ("Term") of five (5) years at no cost to the Miami Police Department
Brickell Avenue Patrol ("Tenant") to enable the City of Miami Police Department to
provide various public safety benefits at the Landlord's expense, including, general
office and dispatch purposes of the Miami Police Department Brickell Avenue Patrol
including the detainment of suspects and security of surrounding areas with police
presence. Terms and conditions more particularly described in the attached agreement.
Background of Item:
BCC Facilities Manager, LLC ("Landlord") has offered The City of Miami ("City") a space
of approximately 195 square feet of floor space on the ground floor of the building
commonly known as Brickell City Centre East loading dock ("The Building") located at
701 South Miami Avenue, Miami, FL 33131. The Miami Police Department ("Tenant")
Brickell Avenue Patrol will have an office space to conduct police operations providing
public benefit and increased security. BCC Facilities Manager, LLC ("Landlord") will also
grant a revocable license for the exclusive use of four (4) unassigned parking spaces at
700 Brickell Avenue. Agreement attached.

A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S),
AUTHORIZING THE CITY MANAGER TO EXECUTE A LEASE AGREEMENT
("LEASE"), IN SUBSTANTIALLY THE ATTACHED FORM, BETWEEN THE CITY OF
MIAMI ("CITY") AND BCC FACILITIES MANAGER LLC ("BCC") WHEREBY BCC
SHALL PROVIDE THE CITY WITH APPROXIMATELY 195 SQUARE FEET OF
GROUND FLOOR SPACE IN THE BUILDING COMMONLY KNOWN AS THE
BRICKELL CITY CENTRE, SPECIFICALLY THE EAST LOADING DOCK, LOCATED
AT 701 SOUTH MIAMI AVENUE, MIAMI, FLORIDA ("PREMISES"), FOR A TERM OF
FIVE (5) YEARS ("TERM"), AT NO COST TO THE CITY, TO PROVIDE THE MIAMI
POLICE DEPARTMENT BRICKELL AVENUE PATROL ("POLICE"), AT THE BCC'S
EXPENSE, A WORK SPACE FOR GENERAL OFFICE USAGE AND DISPATCH
PURPOSES INCLUDING THE DETAINMENT OF SUSPECTS AND THE PROVISION
OF SECURITY FOR THE SURROUNDING AREAS WITH THE INCREASED POLICE
PRESENCE WITH SUCH TERMS AND CONDITIONS AS MORE PARTICULARLY
DESCRIBED IN THE ATTACHED LEASE.
WHEREAS, BCC Facilities Manager LLC ("BCC") is the owner of approximately 195
square feet of ground floor space in the building commonly known as the Brickell City Centre,
specifically the East Loading Dock located at 701 South Miami Avenue, Miami, Florida
("Premises"); and
WHEREAS, BCC has offered the Miami Police Department Brickell Avenue Patrol
("Police") the Premises at no cost to the City of Miami ("City") and has offered to furnish at no
cost to the City such services including (a) cleaning services; (b) air-conditioning and heating as
necessary, Monday through Sunday from 7:00 a.m. through 1:00 a.m., holidays excluded; (c)
electricity; (d) one (1) refrigerator and one (1) microwave; (e) two (2) desks, two (2) chairs, and
one (1) water cooler; (f) use of the restrooms in the retail concourse; and (g) internet service;
and
WHEREAS, BCC, pursuant to the terms of the Lease Agreement ("Lease"), attached
and incorporated herein, grants the City a revocable license for the exclusive use of four (4)
unassigned parking spaces located at 700 Brickell Avenue, Miami, Florida; and
WHEREAS, the Lease will provide various public safety benefits, at BCC's expense,
resulting from the provision of a work space for general office use and dispatch purposes
including the detainment of suspects and the provision of security for the surrounding areas with
the increased Police presence;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF
MIAMI, FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are
adopted by reference and incorporated as if fully set forth in this Section.
Section 2. The City Manager is authorized' to execute the Lease, in substantially the
attached form, between the City and BCC for the use of the Premises, at no cost to the City, in
order for the Police to provide the various public safety benefits resulting from the provision of a
workspace for general office use and dispatch purposes including the detainment of suspects
and the provision of security for the surrounding areas with the increased Police presence.
Section 3. This Resolution shall become effective immediately upon adoption and
signature of the Mayor.'

If the Mayor does not sign this Resolution, it shall become effective at the end of ten (10) calendar days
from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become effective
immediately upon override of the veto by the City Commission.
