Both subject parcels are located within the SD -27.1 Midtown Miami East Special District. The subject parcel's net land area is as follows: I MIDTOWN 6 PARCEL MIDTOWN 7 PARCEL COMBINED AREA 93,140 SF 80,365 SF 276,516 SF 2.14 Acres 1.84 Acres 3.98 Acres Midtown 6 and 7 will continue the development and economic promise of the Midtown Special District. Midtown 6 will be a 31 -Story mixed-use development with 447 dwelling units, residential amenities, retail space, office space, and a 601 -space parking garage. Midtown 7 will be 31 -Story mixed-use development with 391 dwelling units, residential amenities, retail space, office space, and a 505 -space parking garage. As the enclosed plans demonstrate, the proposed development has been designed to be compatible with existing development while also adding some new architectural dimension and creating a pedestrian environment that will foster activity ground level activity. The building's As part of the Midtown Special District, the Midtown 6 and 7 Parcels are subject to a Declaration of Restrictive Covenant in Lieu of Unity of Title (the "Unity of Title"). The Unity of Title was first recorded on July 23, 2004 and was later modified by an amendment dated October 6, 2011 (recorded December 6, 2011). To help realize Midtown 6 and 7 and further the district's promise, the owner is requesting the following development approvals: • A Major Use Special Permit (MUSP) as required for pursuant to Miami 21, Appendix C, Section 627.1.3.2, which requires a MUSP for all projects that exceed 400 dwelling units; and • A Class II Special Permit pursuant to Miami 21, Appendix C, Section 627.1.17(3) to allow the tandem use of loading berths. While their size require that we seek MUSP and Class II approvals, the proposals otherwise comply with Miami 21, Appendix C. More specifically, Midtown 6 will be a 31 -Story building with 442,372 square feet of floor area including 447 dwelling units, 39,718 square feet of commercial space, 1,820 square feet of office space, residential amenity uses, and a 601 -space parking garage. Midtown 7 will be a 31 -Story building with 386,779 square feet of floor area including 391 dwelling units, 30,709 square feet of commercial space, 2,397 square feet of office space, residential amenity uses, and a 505 -space parking garage. Midtown 6 and 7 are located in Miami's Midtown neighborhood. They are bound one the east by East Coast Avenue, on the north by NE 32nd Street, on the west by NE 1St Avenue, and on the south by NE 30th Street (the "Property"). The Property represents two of the last undeveloped parcels in Midtown. Their development will advance the economic progress promised when City created the Midtown Special District. As proposed, Midtown 6 & 7 comply with all development regulations included in Miami 21, Appendix C. The proposed design will be presented to the Planning, Zoning, and Appeals Board (PZAB) and then the City Commission only because Midtown 6 proposes more than 400 dwelling units. If considered independently Midtown 7 would require only a Class II Special Permit (an administrative approval).
