The purpose of this correspondence is to request a Comprehensive Plan amendment and a change of Zoning for the Property. Enclosed are the required applications, surveys and photographs of the property. The property is designated Medium Density Multi -Family Residential and is zoned T4 -R (General Urban Transect Zone). The applicant is requesting a change to the Restricted Commercial land -use designation and the T5-0 zoning transect. The property is located between NW 5401 Street and NW 55th Street NE. Miami Court and N. Miami Avenue. The block in question is atypical in that N. Miami Avenue widens just north of NW 54th Street. This reduces the width of the T5-0 frontage along NW. 54th Street. In addition, the block is smaller than all of the other lot blocks along the 541h Street commercial corridor. The proposed change in land -use and zoning and is consistent with the existing land -use and zoning for the majority of the block. Only two (2) lots remain zoned T4- R within the block. The applicant believes that rezoning the property would make the two (2) remaining lots more consistent with the remainder of the block. In addition, one (1) of the T4 -R zoned properties is developed with surface parking to serve the abutting commercial use.
