This is in correspondence to our pfevious rneetifig nd 1vanous em.ails exchanged. After further
review of our records and conversations with our legal department the previous determination stilt
applies pursuant to Section 2-211 (b) of the City Code, Your Certificate of Use No. 1504-000862
will now be revoked and the Zoning Verification Tetter issued on March 10, 2015 remains
rescinded.
In accordance with our records, the structure was built as a duplex in 1958. In 1986, a remodeling
and alterations pen-ait was issued where the Contractor's bid lists the scope of work, which
included two (2) dwelling units and an efficiency totaling three (3) .dwelling units. Although an
apparent remodel permit was issued a Certificate of Use was never attained.
As stated in the letter dated June 16, 2015, this property was never zoned to support three (3)
Dwelling Units. Pursuant to Miami 21 Ordinance No. 13114, adopted May 10, 2010, the current
zoning for your property is T3-0, allowing a maxim- un residential Use of Two -Family Residential,
Section 2-211(c) of the City Code states you have fifteen (15) days to appeal the decision to revoke
your Certificate of Use which shall be heard at the next available regular meeting of the planning,
zoning and appeals board. Please feel free to contact me if you have any further questions.

This correspondence is a follotiv up to our letter dated March 10, 2015 requesting zoning verification for the above
referenced property. Please be advised that I am rescinding such letter.
The zoning designations for the above -referenced property are:
- 1961-1982 Ordinance 6871—R-2
- 1982-1989 Ordinance 9500—R-2�•,
- 1989-2010 Ordinance 11000 — RG -1/3-
- May 10, 2010 -Ordinance 13114 Miami 21-T3-0
The above information indicates that the maximum allowed density for the above -referenced property is and was 2
units. Several items that are of importance:
1. We were unable to find a Class C Special Permit for the construction of the Efficiency (third Unit).
2. There are no records of Certificates of Use issued for a Triplex.
3. Miami Dade County Property Appraisers' office lists the property as a Duplex.
The Office of Zoning is recalling and rescinding the Zoning Verification Letter issued on March 10, 2015 and
revoking the Certificate of Use subsequently issued on April 7, 2015. We are informing the Finance Department of
the revocation of Certificate of Use 4- 1504-000862 issued on or about April I, 2015 for Multi -Family Residence
with three (3) Dwelling Units.

The Miami Dade County records indicate that the property mentioned above is an existing one (1) story structure.

You submitted, there is a Building Permit #86-2154, issued on March 10, 1986. The permit was issued for the
remodeling of the entire structure and indicates uie work to be coni leted for units 2323, 2321 and Efficiency:
The office of zoning concludes that the property has thre (3j Dwelling Units, egal�ally'built under a previous code
and as such they have vested rights under the Miami 21 Co 'cle 7.2.
Our Miami Biz system indicates that the property has no Certificate of Use. Pursuant to Chapter 2 Article 4 Section
2-207(b) (1) b - Apartment buildings, hotels, and other multiple -residential occupancies containing, three or more
units and occupied only by residential tenants shall require one zoning certificate of use, per building. Certificates
of Use shall not be issued until the premises have been inspected and found to comply with all requirements of
code re
