We write to urge the beard to reject the plans as currently drafted. While the property owner has demonstrated a willingness to work with neighbors, a gesture we appreciate, the proposed house is incongruous with the Morningside Historic District at large, and its immediate Ideation along NE 55 Terrane, for the following reasons: The scale and massing of the building is inconsistent with all the others along that same sidewalk. • The roof style, which is that of vertical walls forming an abrupt horizontal parapet surrounding a flat roof, with no overhanging eaves, is inconsistent and incongruous with ail the Other holisec in the historic District, The frolit setback uses the garage of the house to the west as its guide, but that garage is much narrower than the portion of the proposed House that would have the same setback. ■ The windows der not show muntin.s, which should be required in a historic district. The overall &si-n is that of a contemporary, box-st),led look. Please .nate that eve specifically bought in Moni:mgside because it was in a protected hisloric district. Ri addition to the above, the design calls for an outdoor patio 1 kitchen area on the west side of the property, directly alongside the bedroom windows at 537 NE 55th Terrace. This type of feature should be oriented to face the rear of the property where there is more setback. We respectfully request that the project as currently configured be disapproved at this time.
