Subject: A resolution accepting the final plat of LYRIC SUBDIVISION located on the East side of NW
2 Avenue between NW 8 Street and NW 9 Street.
Purpose of Item:
Resolution of the Miami City Commission accepting the final plat of LYRIC SUBDIVISION from Black Archives
History and Research Foundation of South Florida, Inc., executed by Timothy A. Barber: and from Southeast
Overtown/Park West Community Redevelopment Agency, executed by Clarence E. Woods; and authorizing the City
Manager to execute the related documents for the recordation of the plat and approving recording the same in the
Public Records of Miami -Dade County, Florida.
Background Information:
The Plat and Street Committee established per Miami City Code Section 55-1, and composed of the
Departments of Public Works, Planning, Building, Office of Zoning, Police, Fire -Rescue, and Solid
Waste, with representation of the Law Department, has reviewed the Tentative Plat and determined its
conformance to the subdivision regulations of Chapter 55, and Miami 21 Zoning Regulations. The
Department of Public Works has reviewed the final plat and has determined that it is now in order for
consideration of acceptance by the Miami City Commission. The specific intent of this plat is to close
the right of way of NW 1 Court within the boundary of the plat, and to create four (4) tracts of land
for mixed use commercial development.
The plat entitled LYRIC SUBDIVISION is a replat of the property described in the legal description
shown as Attachment 1. The platted area consists of approximately 129,044 square feet (2.962 ±
acres) as depicted in Exhibits B and C. This plat was approved under Miami 21 zoning designation
T6 -24A-0 (Urban -Core -Zone).

That portion thereof lying within the Metropolitan Dade County Metrorail right-of-way which is
describe as follows:
Begin at the Southeast Corner of Block 36, Plat of P.W. WHITES RE -SUBDIVISION OF BLOCKS No.
16-26 AND 36 NORTH OF THE CITY OF MIAMI, according to the Plat thereof, as recorded in Plat
Book B at Page 34, of the Public Records of Miami -Dade County, Florida; thence run South
87146'59" West, along the South line of said Block 36, for a distance of 1.53 feet; thence run
North 0414453" West for a distance of 187.90 feet to a point of intersection with the arc of a
circular curve concave to the Southwest, the center of which bears South 82000'08" West from
said point of intersection; thence run Northwesterly along the arc of said circular curve concave
to the Southwest, having a radius of 987.00 feet, through a central angle of 06039'50", -For an arc
distance of 114.79 feet to the point of intersection with the North line of said Block 36; thence
run North 87046'14" East, along the North line of said Block 36, for a distance of 27.71 feet to
the Northeast corner of said Block 36; thence run South 02016'19" East, along the East line of
said Block 36, for a distance of 301.01 feet of the point of beginning;
