Subject Lease Agreement ("Agreement") with the Ronpope Beltway, LLC ("Landlord") for the use of the property
located at 3727 Grand Ave ("Property") by both Police and N.E.T.
Purpose of Item:
A Resolution of the Miami City Commission, with attachment(s), authorizing the City Manager to execute a five
year commercial lease agreement in substantially the attached from between Ronpope Beltway, LLC and the
City of Miami for the property located at 3727 Grand Avenue, Miami, FL for use by the City of Miami Police as
a substation and as general office by the Neighborhood Enhancement Team.

Subject: Lease Agreement ("Agreement") with the Ronpop_e Beltway, LLC ("Landlord") for the use of the
property located at 3727 Grand Ave ("Property") by both Police and N.E.T.
Background Information:
The City of Miami ("City") and Ronrope Beltway, L.L.0 ("Landlord") desire to enter into a Commercial Lease
Agreement for approximately 2,000 gross square feet of rental space within the property (the "Property")
located at 3727 Grand Avenue, Miami, Florida.
The City is desirous of renting the Property to obtain increased police visibility and presence for the residents
living in the West Grove and surrounding areas of the Property to increase security and deter crime in this
location.
The term of this Lease shall be for a period of five (5) years (with no renewal options) at a monthly base rent of
$2,800.00 plus applicable taxes and increased annually by three (3%) percent.
Miami Dade County has expressed an interest in having this substation in West Grove and has committed to
using their best efforts to locate funding to pay for two (2) years' worth of rent and the Security Deposit either
through fundraising or from County funds;
