A RESOLUTION OF THE MIAMI CITY COMMISSION, WITH ATTACHMENT(S),
AUTHORIZING THE CITY MANAGER TO EXECUTE A FIVE (5) YEAR
COMMERCIAL LEASE AGREEMENT, IN SUBSTANTIALLY THE ATTACHED FORM,
BETWEEN RONPOPE BELTWAY, LLC AND THE CITY OF MIAMI ("CITY"), FOR
THE PROPERTY LOCATED AT 3727 GRAND AVENUE, MIAMI, FLORIDA, FOR USE
AS A GENERAL OFFICE BY THE NEIGHBORHOOD ENHANCEMENT TEAM AND
ASA SUBSTATION BY THE MIAMI POLICE DEPARTMENT.
WHEREAS, the City of Miami ("City") and Ronpope Beltway, LLC ("Ronpope") desire to enter
into a Commercial Lease Agreement ("Lease"), in substantially the attached form, for approximately
2,000 gross square feet of rental space within the property located at 3727 Grand Avenue, Miami,
Florida ("Property"); and
WHEREAS, the City wishes to use the Property as a general office for the Neighborhood
Enhancement Team ("NET") and as a substation for the Miami Police Department ("MPD"), increasing
police visibility and presence for the residents living in the West Grove and surrounding areas and
deterring crime; and
WHEREAS, the term of this Lease shall be for a period of five (5) years (with no renewal
options) at a monthly base rent of $2,800.00 plus applicable taxes, with a yearly increase of .three
percent (3%), plus applicable taxes; and
WHEREAS, Miami -Dade County ("County") has also expressed an interest in having the MPD
substation in the West Grove area and has committed to using their best efforts to locate funding to
pay for the Security Deposit and two (2) years of rent either through fundraising or from County funds;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI,
FLORIDA:
Section 1. The recitals and findings contained in the Preamble to this Resolution are hereby
adopted by reference and incorporated as if fully set forth in this Section.
Section 2. The City Manager is hereby authorized (1) to enter into a Lease between Ronpope
and the City for use of the Property as a general office by the NET and as a substation by the MPD.
Section 3. The City Manager is further authorized (1) to accept all funds from the County,
should they become available, for said purpose.
Section 4. This Resolution shall become effective immediately upon its adoption and signature
of the Mayor, {2)

{1} The herein authorization is further subject to compliance with all requirements that may be imposed
by the City Attorney, including but not limited to those prescribed by applicable City Charter and Code
provisions.
{2} If the Mayor does not sign this Resolution, it shall become effective at the end of ten (10) calendar
days from the date it was passed and adopted. If the Mayor vetoes this Resolution, it shall become
effective immediately upon override of the veto by the City Commission,
