The undersigned property owner is opposed to the requested change of zoning classification from "Duplex
Residential' to "Low Density Restricted Commercial' for the property located at 2240 SW 13 Avenue, Miami,
Florida.
The applicant seeks to change the land use designation for the purpose of developing a garage for the mixed-use
residential project at 1312 SW 22 Street and 1300 SW 22 Street.
For the following reason I am opposing the requested land use change:
1. THIS LAND USE CHANGE WILL CREATE A NEGATIVE PRECEDENT
2. THERE IS ALREADY A LEGAL SURFACE PARKING LOT CURRENTLY LOCATED ON THIS
PROPERTY - THE PROPOSED PARKING GARAGE HEIGHT IS DETRIMENTAL TO ABUTTING
RESIDENTIAL HOMES.
A three story (40 ft.) parking garage abutting single family homes and encroaching in the T3 designated
area will be detrimental to the character of this neighborhood.
3. APPLICANT CAN AND SHOULD BUILD THE FUTURE PROJECT (WHICH IS NOT PROPOSED AT
THIS TIME) ON CORAL WAY AS OF RIGHT WITHOUT THE NEED FOR THIS INCOMPATIBLE
LAND -USE CHANGE.
