W.24th.STREET: AND SY MAXING THE NECESSARYCHANGES IN THE ZONING DISTRICT MAP MADE A PART OP SAID ORDINANCE NO. 6871 SY REFERENCE AND DESCRIPTION IN 'ARTICLE III,' SECTION 2, THEiEOP; REPEALING ALL LAWS IN CONFLICT, HEREWITH: AND PROVIDING POR A SEVERABILITY CLAUSE HEREIN. WHEREAS, the Planning and Zoning Board of the City of Miami, at its meeting held on March 27, 1972, passed and adopted by an 8 to 0 vote its Resolution No. 72-74, recommending granting a change in the zoning classification, as hereinafter set forth; and WHEREAS, it is deemed advisable in the best interest ofthe general welfare of the City of Miami andits inhabitants to grant a change in zoning classification, as hereinafter set forth; NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. That Ordinance No. 6871, the Comprehen- sive Zoning Ordinance for the City of Miami, be and the same is y changing the zoning hereby amended b -char in Wing classification for Lots 21 and 22, Block 1, CLAYTON HEIGHTS, Plat Book 21, Page 10, from C-4 (General Commercial) to R-3 (Low Density Multiple) District, located at 2619 N, W. 24th Street; and by making the necessary changes in the zoning district map made a part of said. Ordinance No. 6871 by reference and description in Article III, Section 2, thereof, ScCtion 2.. :That all law, or parts of laws, in conflict herewith, be and the same are hereby repealed insofar as they are in conflict. Section3* 1t is declared tobe the legislative intent of this body that if any section, subsection, sentence, phrase or 'provision of this Ordinance is held invalid, the remainder of the Ordinance shall not be affebted. Basically., the situation that occurs is this, the piece of property currently is vacant. The piece of property on N. W. 24th Street, which is immedi- ately to the south of the parcel which we are discussing, has already been changed in zoning in some fashion in order to permit low scale residential development similar to the one we are proposing. The current utilization of the site for a use other than multiple dwellings seems a little vague to me in that the commercial feasibility of a piece of property which is set in front the existing right of 'way-= Rev.
