A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE IV, SECTION
11 (1), TO PERMIT CONSTRUCTION OF ONE -
FAMILY HOME ON WEST 48' OF LOTS 29 AND
30, BLOCK 5, NEW HAVEN RESUB (9-182),
WAIVING REPLATTING REQUIREMENTS, PROPERTY
BEING 48' WIDE AND HAVING 4,549 SQUARE
FEET OF AREA, LOCATED AT 2315 N. W. 31ST
STREET, IN AN R-2 (TWO-FAMILY) DISTRICT.
WHEREAS, the Planning and Zoning Board of the City of
Miami, at its meeting held on March 20, 1972, passed and
adopted by a 7 to 2 vote its Resolution No. 72-64, recom-
mending granting a Variance from Ordinance No. 6871, Article
IV, Section 11 (1), as hereiiafter set forth; and this
'°'► Commission deems it advisable in the interest of the general
welfare of the City of Miami to grant this variance requested
on the ground that a refusal would result in practical diffi-
culties and unnecessary hardship to the applicant under an
R-2 (Two -Family) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a Variance from
Ordinance No. 6871, Article IV, Section 11 (1), to permit
construction of one -family home on West 48' of Lots 29 and 30,
Block 5, NEW HAVEN RESUB, Plat Book 9, Page 182, waiving
replatting requirements, property being 48' wide and having
4,549 square feet of area, located at 2315 N. W. 31st Street,
in an R-2 (Two -Family) District, be and the same is hereby
granted.

Section 2. This variance shall become null and void
unless the use is commenced within six months of the effective
date of this Resolution. Extension may be granted by the City
Manager pursuant to the provisions of Article XXXI, Section 4,
of Ordinance No. 6871.

Gentlemen:
The Miami Planning Board, at its meeting of March 20, 1972, Item
#2, following an advertised Hearing, adopted Resolution No. 72-64
a 7 to 2 vote, recommending Variance from Ordinance No. 6871,
ARTICLE IV, Section 11 (1), to permit construction of one -family
home on the W 48' of Lots 29 and 30, Block 5, NEW HAVEN RESUB
(9-182). located at 2315 N. W. 31st Street, waiving replatting
requirements, property being 48' wide and having 4,549 square
feet of area, zoned R-2 (Two -Family).
No objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by
the City Attorney's office and submitted for consideration of
the City Commission.
