FT. OF AREA (6,000 SQ. FT. REQUIRED), \ �BEING 48' IN AVERAGE WIDTH (60' REQUIRED), \WITH 5' REAR SETBACK (20' REQUIRED), EACH TIT BEING 528 SQ. FT. IN AREA (650 SQ. FT. UIRED), WAIVING REPLATTING REQUIREMENTS; L..;TED AT 2685 BIRD AVENUE, IN AN R-2 (TWcFAMILY) DISTRICT. WHEREAS, the i+;anning and Zoning Board of the City of Miami, at its meeting held on February 7, 1972, passed and adopted by a 7 to 0\vote its Resolution No. 72-30, recommending granting a Vlariance from Ordinance No. 6871, Article VI, Sections 2 (1),•,3 (3) and 5, and Article IV, Section 11 (1), as hereinaftet set forth; and this Commission deems it advisable in the interest of the general welfare of the City of Miami to grant this variance requested on the ground that a refusal would resu't in practical diffi- culties and unnecessary hardship to the applicant under an R-2 (Two -Family) District; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. That the application for a var1ance from Ordinance No. 6871, Article VI, Sections 2 (1), 3',3) and 5, and Article IV, Section 11 (1), to permit issuance of building permit for existing two-family structure on portion of%tots kEt r 1• Iir r r,s t FC►TY C W17°N MEEIINQA - INDEX J rr T 10 and 11, TRIANGLE CO'S SUB, Plat Book 7, Page 162, having 2,188 sq. ft. of area (6,000 sq. ft. required) , being 48' in average width (60' required), with 5' rear setback (20' required), each unit being 528 sq. ft. in area (650 sq. ft. required), waiving replatting requirements, located at 2685 Bird Avenue, in an R-2 (Two -Family) District, be and the same is hereby granted. Section 2. This variance shall become null and void unless the use is commenced within six months of the effective date of this Resolution. Li Reese City of Miami, Florida Re: VARIANCE - RECOMMENDED 2685 Bird Avenue Portion of Lots 10 and 11, TRIANGLE CO'S SUB (7-162) Applicant: Josephine Jones Gentlemen: The Miami Planning Board, at its meeting of February 7, 1972, Item 02, following an advertised Hearing, adopted Resolution No. 72-30 by a 7 to 0 vote (one member absent and one member abstained); recommending Variance from Ordinance No. 6871, ARTICLE VI, Sections 2 (1), 3-(3) and 5, and ARTICLE IV, Section 11 (1), to permit issuance of building permit for existing two-family structure on portion of Lots 10 and 11, TRIANGLE CO'S SUB (7-162), located at 2685 Bird Avenue, having 2,188 sq. ft. of area (6,000 sq. ft. required), being 48' in average width (60' required), with 5' rear setback (20' required), each unit being 528 sq. ft. in area (650 sq. ft. required), waiving replatting requirements; zoned R-2 (Two -Family). There were over 20% objections. A RESOLUTION to provide for this Variance has been prepared by the City Attorney's office and submitted for consideration of the City Commission. mm Z.
