A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE IV, SECTION
19 (7)(c), TO PERMIT ADDITION OF ONE DECK
TO PARKING STRUCTURE, UNDER BUILDING PERMIT
ISSUED PRIOR TO CHANGE OF ZONING TO R-'CB,
STRUCTURE NOW BEING NON -CONFORMING, ON SOUTH
200' OF NORTH 400' OF LOT 6, BLOCK 100S,
BRICKELL ADD. AMD. (B-113), PROPOSED HEIGHT
TO BE 20' (12' PERMITTED UNDER PREVIOUS
ZONING OF R-C), LOCATED AT 1110 BRICKELL
AVENUE, IN AN R-CB (RESIDENCE OFFICE) DISTRICT,
SUBJECT TO CERTAIN TERMS AND CONDITIONS
WHEREAS, the Planning and Zoning Board of the City of
Miami, at its meeting held on January 10, 1972, passed and
adopted by a 9 to 0 vote its Resolution No. 72-7, recommend-
ing granting a "Conditional Use", as provided in Ordinance
No. 6871, Article IV, Section 19 (7)(c), as hereinafter set
forth; and this Commission deems it advisable in the public
convenience and welfare and finds that the use will not be
detrimental or injurious to the character of the development
of the immediate neighborhood;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a "Conditional
Use" as provided in Ordinance No. 6871, Article IV, Section
19 (7)(c), to permit addition of one deck to parking structure,
under building permit issued prior to change of zoning to
R-CB, structure now being non -conforming, on South 200' of
North 400' of Lot 6, Block 100S, BRICKELL ADD. AMD., Plat
Book B, Page 113, proposed height to be 20' (12' permitted

under previous zoning of R-C), located at 1110 Brickell
Avenue, in an R-CB (Residence Office) District, be and the
same is hereby granted

subject to the following conditions:
1. Providing a minimum of ten -foot setback at the side
lot lines from the sidewalk to the off-street parking pave-
ment, said setback to be landscaped.
2. Providing adequate landscaping on the top of all ex-
posed parking areas.
3. Submit a landscape plan for the entire project to
the Urban Development Review Board for review and approval,
said plan to be prepared by a registered landscape architect.

Applicant: Sherdak Development Corp.
The Miami Planning Board, at its meeting of January l0, 1972, Item
_47, following an advertised Hearing, adopted Resolution No. 72-7 by
a 9 to 0 vote recommending Variance from Ordinance No. 6871, ARTICLE
IV -,-Section t9 (7r c), to permit addition of one deck to parking
structure, under building permit issued prior to change of zoning
to R-CB, structure now being non -conforming, proposed height to be
20' (12' permitted under previous zoning of R-C); being on the
S 200' of N 400' of Lot 6, Block 100S, BRICKELL ADD AMENDED (B-113),
located at 1110 Brickell Avenue; zoned R-CB (Residence Office).
No objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
