The purpose of this Addendum is to further define the ownership team's proposed affordability commitment and Area Median Income (AMI) unit mix in support of the Omni CRA's affordable housing preservation and community revitalization objectives. AFFORDABLE HOUSING PRESERVATION COMMITMENT Ownership recognizes the importance of preserving affordable housing opportunities within the Omni CRA district and is committed to maintaining long-term housing affordability while ensuring the financial sustainability of the property following completion of the proposed rehabilitation. Subject to funding approval, final program requirements, and execution of a funding agreement acceptable to all parties, ownership is willing to commit to a twenty (20) year affordability period for the residential units located at the property. JAM ESTOWN This commitment is intended to preserve housing opportunities for extremely low-income, very low-income, low-income, and workforce households while supporting the long-term viability of the property as a safe, secure, and professionally managed housing asset. PROPOSED AMI UNIT MIX Ownership proposes the following affordability structure: Number of Units AMI Level 2 Units 40%AMI 4 Units 50%AMI 2 Units 60%AMI 2 Units 80%AMI Total Units: 10 AFFORDABILITY IMPACT The proposed affordability structure results in: • 20% of units reserved at 40% AMI • 60% of units reserved at or below 50% AMI • 80% of units reserved at or below 60% AMI • 1 00% of units reserved at or below 80%AMI This structure provides a balanced approach that maximizes affordability while maintaining sufficient operating revenue to support property maintenance, insurance, reserves, management, and long-term capital needs.
