recommending to the Director of the Department of Planning & Zoning of Approval with
Conditions for the project Eastside Ridge SAP located at 5045 NE 2nd Avnue with a vote

CONDITIONS:
• The applicant will host a design charrette, with the community within 45 days to attempt to
develop consensus, and prior to hearing at PZAB.
• The applicant will attempt to maintain some portion or portions of the site as a sodded area
to function as a park until its future phase of development.
• The applicant will attempt to increase the size of the central park, and fortify the space with
surrounding buildings.
• The applicant will attempt to propose the transit station to one of the project's bounding
streets, preferably to 51'4 Street.
• The project's residential lobbies should be more directly connected to the commercial street
frontages.
• NE 3rd avenue and NE 3rd court's alignment through the site should be reevaluated.
