It will effect the neighborhoods surrounding this project. My biggest concern is the traffic. How will the city handle the amount of cars going in and out on a daily basis. NE 2nd Avenue, Biscayne Blvd and 54th Street do not have enough lanes to accommodate that amount of cars. It will be a nightmare. 122 Robi Port NE n er 43 ST Current zoning would permit tripling the amount of units on the property (512 to 1460) and it is within PZA rights that the developer do so. However, an upzoning would allow them almost 2,800 units and retail B 3. space. The burden of traffic and infrastructure would fall once again on the local neighbors. Traffic is 3306 already rated F on Biscayne Boulevard and the street design at NE 4th Court and NE 54th Street limits the volume of traffic moving north and south, turning, and crossing the railroad tracks. Adding more vehicles Spec would bring this area to a standstill. The Miami Jewish Health System on the west side of NE 54th Street iai and NE 2nd Avenue also has been granted an SAP for expansion into a major health care system, further Area burdening our already overburdened infrastructure. Additional density will come from the Magic City SAP 8 Plan blocks to the north. The sheer scale of this project is out of context with the surrounding neighborhoods, Little Haiti to the north, Morningside and the Upper East Side to the east, and Buena Vista East, Bellaire, 5175 Buena Vista Heights and the Design District to the south. Zoning greater than T-5 is only found south of Ne 2 112/1-195, as well as buildings with equivalent height and massing. The developer held two charettes, Ave, making minor cosmetic adjustments to the project instead of dealing with the major complaints of height, 5035 size and massing in spring of 2017. The communities present in August 2017 city sponsored hearing were Ne 2 almost 100% opposed to the development at this scale. There were 2 inadequate Zoom meetings that Ave were underattended at best in the fall of 2020. The developers have a huge list of community members and from the 2017 charettes, but have never bothered to use them to reach out to neighbors. No significant 5125 compromise has been offered to neighbors -they offered to reduce the bonus heights that they would have Ne 2 been granted if they were the designated site for a train station -that's not a compromise.
