Purpose:
The request seeks approval to amend the Zoning Ordinance of the City of
Miami ("Miami 21 Code"), to allow the use of T3 Transect development standards
in the construction, addition or alternation of a single-family home and two-family
home (duplex) in a higher transect zone.
Further, the proposed amendment removes the required additional side and rear
setbacks when a T5 or T6 development abuts an existing single-family home.
Estimated Direct Economic Impact:
• There will be no additional municipal regulatory costs for businesses.
• The proposed amendments are expected to improve economic
development by removing certain setback and frontage requirements
which potentially add construction cost to infill development.
Estimated Number of Businesses to be Impacted:
Any property located within T4, T5, or T6 and complies with designated criteria
may utilize the updated regulatory provisions of the legislation.
Additional Information:
This amendment is needed to allow the use of T3 Transect development
standards in the construction, addition or alternation of a single-family home
and two-family home (duplex) in higher transect zones.
It's also necessary to remove a specific regulation that requires projects to
provide an additional setback at the ground floor when abutting a single-family
homes. Infill projects will instead utilize the existing setback provisions when a
property abuts a T3 Transect Zone .
These development standards were not appropriately calibrated and created
building inefficiencies and design challenges to development.
