RESOLUTION NO.
A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE V, SECTION
3 (2)(a), TO PERMIT ENCLOSURE OF EXIST-
ING CARPORT, ON LOT 7 AND WEST 25' OF
LOT 6, BLOCK 2, SOUTH VEDADO (2-63),
WITH SIDE SETBACK OF 3.6' (7.5' REQUIRED),
LOCATED AT 2353 S. W. 21ST TERRACE, IN
AN R-1 (ONE -FAMILY) DISTRICT.
WHEREAS, the Planning and Zoning Board of the City
of Miami, at its meeting held on December 13, 1971, passed
and adopted by a 9 to 0 vote its Resolution No. 71-285,
recommending granting a variance from Ordinance No. 6871,
Article V, Section 3 (2)(a), as hereinafter set forth; and
this Commission deems it advisable in the interest of the
general welfare of the City of Miami to grant this variance
requested on the ground that a refusal would result in
practical difficulties and unnecessary hardship to the
applicant under an R-1 (One -Family) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance from
Ordinance No. 6871, Article V, Section 3 (2)(a), to permit
enclosure of existing carport on Lot 7, and West 25' of
Lot 6, Block 2, SOUTH VEDADO, Plat Book 2, Page 63, with
side setback of 3.6' (7.5' required), located at 2353 S. W.
21st Terrace, in an R-1 (One -Family) District, be and the
same is hereby granted.

Section 2. This variance shall become null and void
unless the use is commenced within six months of the effective
date of this Resolution. Extension may be granted by the City
Manager pursuant to the provisions of Article XXXI, Section 4,
of Ordinance No. 6871.

The Miami Planning Board, at its meeting of December 13, 1971,
Item, following an advertised Hearing, adopted Resolution No.
71-285 by a 9 to 0 vote recommending Variance from Ordinance No.
6871, ARTICLE V, Section 3 (2) (a), to permit enclosure of exist-
ing carport, with side setback of 3.6' (7.5' required), for
Lot 7 and W 25' of Lot 6, Block 2, SOUTH VEDADO (2-63), located
at 2353 S. W. 21st Terrace; in an R-1 (One -Family) District.
One objection was received in the mail.
A RESOLUTION to provide for this Variance has been prepared by
the City Attorney's office and submitted for consideration of
the City Commission.
