A RESOLUTION GRANTING A CONDITIONAL USE
AS PROVIDED IN ORDINANCE NO. 6871, APTICLE
V, SECTION 1 - 6-C TO PERMIT OFF-STREET
PARKING ON LOTS 4, 5, 6 AND 7, OF KARKEET
SUBDIVISION (43-45) IN CONJUNCTION WITH
THE OPERATIONS OF MIAMI BEACH AIR TRANSPORT,
INC., BEING THE SOUTH SIDE OF NW 11TH STREET
WEST OF LE JEUNE ROAD, SUBJECT TO THE CONDI-
TIONS HEREINAFTER SET FORTH; LOCATED IN AN
R-3 DISTRICT
WHEREAS, the City Planning and Zoning Board at its meet-
ing held December 1, 1969, recommended by a 7 to 2 vote denial
of a request for change of zoning classification for Lots 4
through 8, Karkeet Subdivision, from R-3 to C-4, located at
approximately 4250 NW llth Street; and
WHEREAS, the City Commission of Miami, Florida, deems
it advisable in the interest of the general welfare of the City
of Miami, to grant a conditional use for off-street parking
on a portion of the petitioned property;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
That a conditional use, as provided in Ordinance No.
6871, Article V, Section i-6-C, be, and it is, hereby granted
to permit off-street parking on Lots 4, 5, 6 and 7, of Karkeet
Subdivision (43-45) in conjunction with the operations of
Miami Beach Air Transport, Inc., being the south side of NW llth
Street west of LeJeune Road, subject to the following conditions:
1. Said conditional use to be for a one-year period.
2. Said conditional use to be subject to site plan
approval by the Planning Department.
3. Said conditional use to be subject to the construc-
tion of a solid textured wall separating the area
from adjacent residential property along 43rd
Avenue and llth Street.
4. Said conditional use to be subject to the setback
area on NW llth Street and NW 43rd Avenue being
properly landscaped and irrigated periodically,
with no ingress or egress across said setback area.

AN ORDINANCE AMENDING ORDINANCE NO, 6871,
THE COMPREHENSIVE ZONING ORDINANCE FOR
THE CITY OF MIAMI, BY CHANGING THE ZONING
CLASSIFICATION FOR LOTS 4 THRU 8, KARKEET�,
SUBDIVISION (43-45), FROM R-3 (LOW DENSITY
MULTIPLE) TO C-4 (GENERAL COMMERCIAL),
LOCATED AT APPROXIMATELY 4250 N. W. 11TH
STREET; AND BY MAKING THE NECESSARY CHANGES
IN THE ZONING DISTRICT MAP MADE A PART OF
SAID ORDINANCE NO. 6871 BY REFERENCE AND
DESCRIPTION IN ARTICLE III, SECTION 2,
THEREOF; AND BY REPEALING ALL LAWS IN
CONFLICT HEREWITH.
WHEREAS, the Planning and Zoning Board of the City of
Miami, at its meeting held on the lst day of December, 1969,
passed and adopted by a 7 to 2 vote its Resolution No. 69-348,
recommending denial of change of zoning classification, as
hereinafter set forth; and
WHEREAS, it is deemed advisable in the best interest of
the general welfare of the City of Miami and its inhabitants
to grant a change in zoning classification, as hereinafter set
forth;
NOW, THEREFORE, BE IT ORDAINED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1. That Ordinance No. 6871, the Comprehensive
Zoning Ordinance for the City of Miami, be and the same is
hereby amended by changing the zoning classification for Lots
4 thru 8, KARKEET SUSDIVZSION, Plat Book 43, Page 45, from
R-3 (Law Density Multiple) to C-4 (General Commercial), located
at approximately 4250 N. W. llth Street; and by making the

necessary changes in the zoning district map made a part of
said Ordinance .No. 6871 by reference and description in
Article III, Section 2, thereof.
Section 2. That all laws, or parts of laws, in conflict
herewith, be and the same are hereby repealed insofar as the
above described land is involved.
Section 3. It is declared to be the legislative intent
of this body that if any section, subsection, sentence, phrase
or provision of this Ordinance is held invalid, the remainder
of the Ordinance shall not be affected.
