A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE VI, SECTION
3 (1)(a), TO PERMIT CONSTRUCTION OF
SCREEN ENCLOSED SWIMMING POOL, 5' FROM
LOQUAT AVENUE BASE BUILDING LINE (20'
REQUIRED), ON Eh LOT 6, AND ALL OF LOTS
7, 8 AND 9, BLOCK L, COCONUT GROVE PARK
2ND AMD (1-62), LOCATED AT 3565 AVOCADO
AVENUE, IN AN R-2 (TWO-FAMILY) DISTRICT.
WHEREAS, the Planning and Zoning Board of the City of
Miami, at its meeting held on December 6, 1971, passed and
adopted by a 9 to 0 vote its Resolution No. 71-277, recom-
mending granting a variance from Ordinance No. 6871,
Article VI, Section 3 (1)(a), as hereinafter set forth; and
this Commission deems it advisable in the interest of the
general welfare of the City of Miami to grant this variance
requested on the ground that a refusal would result in
practical difficulties and unnecessary hardship to the
applicant under an R-2 (Two -Family) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance from
Ordinance No.
6871, Article VI, Section 3 (1)(a), to permit
construction of screen enclosed swimming pool, 5'
from Loquat
Avenue base building line (20' required), on Eh Lot 6, and all
of Lots 7, 8 and 9, Block L, COCONUT GROVE PARK 2ND AMD, Plat
Book 1, Page 62, located at 3565 Avocado Avenue, in an R-2
(Two -Family) District, be and the same is hereby granted.

Section 2. This variance shall become null and void
unless the use is commenced within six months of the effective
date of this Resolution. Extension may be granted by the City
Manager pursuant to the provisions of Article XXXI, Section 4,
of Ordinance No. 6871.

Gentlemen:
,The Miami Planning Board, at its meeting of December 6, 1971, Item
#10, following an advertised Hearing, adopted Resolution No. 71-277
by a 9 to 0 vote recommending Variance from Ordinance No. 6871,
ARTICLE VI, Section 3 (1) (a), to permit construction of screen -
enclosed swimming pool 5' from Loquat Avenue base building line (20'
required), on Eh Lot 6, and all of Lots 7, 8, and 9, Block L,
COCONUT GROVE PARK 2ND AMD (1-62), located at 3565 Avocado Avenue;
zoned R-2 (Two -Family).
One objection was received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
