A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE V, SECTION 3,
TO PERMIT CONSTRUCTION OF SINGLE FAMILY
RESIDENCE ON LOT 12 AND A PORTION OF LOT
13, BLOCK 2, ROCKERMAN HEIGHTS (53-27),
WITH REAR SETBACK OF 17.5' (20' REQUIRED),
AND FRONT SETBACK OF 10' (20' REQUIRED),
LOCATED AT APPROXIMATELY 3580 ROCKERMAN
ROAD, IN AN R-1 (ONE=FAMILY) DISTRICT.
WHEREAS, the Planning and Zoning Board of the City
of Miami, at its meeting held on December 6, 1971, passed
and adopted by a 9 to 0 vote its Resolution No. 71-273,
recommending granting a variance from Ordinance No. 6871,
Article V, Section 3, as hereinafter set forth; and this
Commission deems it advisable in the interest of the
general welfare of the City of Miami to grant this variance
requested
practical
applicant
NOW,
on the ground that a refusal would result in
difficulties and unnecessary hardship to the

THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:

Ordinance No. 6871, Article V, Section 3, to permit con-
struction of single family residence on Lot 12 and a portion
of Lot 13, Block 2, ROCKERMAN HEIGHTS, Plat Book 53, Page 27,
with rear setback of 17.5' (20' required), and front setback
of 10' (20' required), located at approximately 3580 Rocker -
man Road, in an R-1 (One -Family) District, be and the same
is hereby granted.

Section 2. This variance shall become null and
void unless the use is commenced within six months of
the effective date of this Resolution. Extension may be
granted by the City Manager pursuant to the provisions
of Article XXXI, Section 4, of Ordinance No. 6871.

Gentlemen:
The Miami Planning Board, at its meeting of December 6, 1971, Item
#6, following an advertised Hearing, adopted Resolution No. 71-273
by a 9 to 0 vote recommending Variance from Ordinance No_._ 6871,
ARTICLE V, Section 3, to permit construction of single mily
residence with rear setback of 17.5' (20' required), and a front
setback of 10' (20' required); on Lot 12, and a portion of Lot 13,
Block 2, ROCKERMAN HEIGHTS (53-27), located at approximately 3580
Rockerman Road; zoned R-1 (One -Family).
Three objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
