A RESOLUTION GRANTING A VARIANCE FROM ORDINANCE
NO. 6871, ARTICLE XI, SECTIONS 3 (1) AND 6, TO
PERMIT CONSTRUCTION OF OFFICE BUILDING ON LOTS
11 AND 12, BLOCK 3, GRAPELAND PARK (13-21),
LOCATED AT APPROXIMATELY 2001 S.W. 27TH AVENUE,
WITH LOT COVERAGE OF 34.1% (28% PERMITTED) , AND
WITH FRONT SETBACK OF 16' (20' REQUIRED), ZONED
R-C (RESIDENCE -OFFICE), SUBJECT TO CONSTRUCTION
OF 5 TO 6 FOOT WALL ON THE EAST PROPERTY LIfl
WHEREAS, the City Planning and Zoning Board of the
City of Miami, at its meeting held on November 19, 1973,
passed and adopted by an 8 to 1 vote its Resolution No.
73-239, recommending denial of variance from Ordinance No.
6871, Article XI, Sections 3 (1) and 6, as hereinafter set
forth, and this Commission deems it advisable in the interest
of the general welfare of the City .of Miami to grant this
variance requested on the ground that due to peculiar
circumstances affecting this parcel of land practical
difficulties and unnecessary hardships would impair the owner's
rights to some reasonable use of the property under an R-C
(Residence -Office) District.
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article XI, Sections 3 (1) and 6
to permit construction of office building on Lots 11 and 12,
Block 3, GRAPELAND PARK (13-21), located at approximately
2001 S.W. 27th Avenue, with Lot Coverage of 34.1% (28%
permitted), and with front setback of 16' (20' required),
zoned R-C (Residence -Office), be and the same is hereby granted,
subject to construction of 5 to 6 foot wall on the east
property line.

Section 2. This variance shall become null and
void unless the use is cceMendbd within six months of the
effective date of this Resolution. Extension may be granted
by the City Manager pursuant to the provisions of Article XXI,
Section 4, of Ordinance No. 6871.

The Miami Planning Board, at its meeting of November 19, 1973,
Item #1 (a), following an advertised Hearing, adopted Resolution
No. 73-238 by a 9 to 0 vote recommending Variance from Ordinance
No. 6871, ARTICLE XI, Section 2, to permit construction of office
building on Lots 11 and 12, Block 3, GRAPELAND PARK (13-21), loca-
ted at approximately 2001 S. W. 27th Avenue, with Lot Area of
5,580 sq. ft. (6,000 sq. ft. required); zoned R-C (Residence -Office).
Eleven objections were received in the mail.
A RESQLUTIQ$ to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
