A RESOLUTION GRANTING A VARIANCE FROM ORDINANCE
NO. 6871, ARTICLE XI, SECTION 2, TO'PE XT
CONSTRUCTION OF OFFICE BUILDING ON LOTS 11 AND
12, BLOCK 3, GRAPELAND PARK (13-21), LOCATED AT
APPROXIMATELY 2001 S.W. 27TH AVENUE, WITH LOT
AREA OF 5,580 SQ.FT. (6,000 SQ.FT. REQUIRED);
ZONED R-C (RESIDENCE -OFFICE) DISTRICT, SUBJECT
TO CONSTRUCTIONS OP 5 to 6 FOOT WALL ON THE
EAST PROPERTY LINE
WHEREAS, the City Planning and Zoning Board of
the City of Miami, at its meeting on November 19, 1973, passed
and adopted by a 9 to 0 vote its Resolution No. 73-238,
recommending granting of variance from Ordinance No. 6871,
Article XI, Section 2, as hereinafter set forth; and this
Commission deems it advisable in the interest of the general
welfare of the City of Miami to grant this variance requested
on the ground thatdue to peculiar circumstances affecting this
parcel of land practical difficulties and unnecessary hardships
would impair the owner's rights to some reasonable use of the
property under an R-C (Residence -Office) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article XI, Section 2, to permit
construction of office building on Lots 11 and 12, Block 3,
GRAPELAND PARK (13-21), located at approximately 2001 S.W.
27th Avenue, with lot area of 5,580 sq.ft. (6,000 sq.ft.
required); zoned R-C (Residence -Office) District, be and the
same is hereby granted, subject to construction of 5 to 6 foot
Mall on the East property line.
Section 2. This variance shall become null and void
unless the use is commenced within six months of the effective
date of this Resolution. Extension may be granted by the
