A RESOLUTION GRANTING A VARIANCE FROM ORDINANCE NO. 6871, ARTICLE XXIII, SECTIONS 4(25) AND (27), TO PERMIT CONSTRUCTION OF ADDITION TO EXISTING BICYCLE SHOP ON PORTION OF LOT 11, C & I PEACOCK (B-70), LOCATED AT 3423 MAIN HIGHWAY, WAIVING 5 OF 7 REQUIRED OFF-STREET PARKING SPACES; ZONED C-2 (COMMUNITY COMMERCIAL) DISTRICT. WHEREAS, the City Planning and Zoning Board of the City of Miami, Florida, at its meeting on November 19, 1973, passed and adopted by a 9 to 0 vote its Resolution No. 73-245, recommending granting a variance from Ordinance No. 6871, Article XXIII, Sections 4(25) and (27), as hereinafter set forth; and this Commission deems it advisable in the interest of the general welfare of the City of Miami to grant this variance requested on the ground that due to peculiar circumstances affecting this parcel of land practical difficulties and unnecessary hardships would impair the owner's rights to some reasonable use of the property under a C-2 (Community Commercial) District; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. That the application for a variance from Ordinance No. 6871, Article XXIII, Sections 4(25) and (27), to permit construction of addition to existing Bicycle Shop on Portion of Lot 11, C & I PEACOCK (B-70), L �it 1 ft;EETING OF L -� J 73'��r,�.. N located at 3423 Main Highway, waiving 5 of 7 required off-street parking spaces, zoned C-2 (Community Commercial) District, be and the same is hereby granted. Section 2. This variance shall become null and void unless the use is commenced within six months of the effective date of this Resolution.
