A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE XVI, SECTION
4(1)(b), TO PERMIT CONSTRUCTION OP
ADDITION TO EXISTING OFFICE BUILDING
ON LOTS 18, 19 AND 20, BLOCK 12S, MIAMI
(8-41), LOCATED AT 501 S. W. 1ST STREET,
WITH FRONT SETBACK OF 4' (10' REQUIRED),
SUBJECT TO THE NECESSARY RIGHT-OF-WAY
DEDICATION ON LOTS 19 AND 20, SITE ZONED
C-4 (GENERAL COMMERCIAL) DISTRICT AND
C-1 (LOCAL COMMERCIAL) DISTRICT.
WHEREAS, the City Planning and Zoning Board of
the City of Miami, at its meeting on October 29, 1973,
passed and adopted by a 9 to 0 vote its Resolution No.
73-227, recommending granting a variance from Ordinance
No. 6871, Article XVI, Section 4(1)(b), as hereinafter
set forth; and this Commission deems it advisable in
the interest of the general welfare of the City of Miami
to grant this variance requested on the ground that due
to peculiar circumstances affecting this parcel of land
practical difficulties and unnecessary hardships would
impair the owner's rights to some reasonable use of the property
under a C-4 (General Commercial) District and C-1 (Local
Commercial) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article XVI, Section 4(1)(b), to
permit construction of addition to existing office building
on Lots 18, 19 and 20, Block 12S, MIAMI (B-41), located at

required), Subject to the necessary right-of-way dedication
on Lots 10 and 20, zoned C-4 (General Commercial) District
and C-1 (Local Commercial) District, be and the same is
hereby granted.
Section 2. This variance shall become null and
void unless the use is commenced within six months of the
effective date of this Resolution. Extension may be granted
by the City Manager pursuant to the provisions of Article
XXXI, Section 4, of Ordinance No. 6871.

The Miami Planning Board, at its meeting of October 29, 1973,
Item #8, following an advertised Hearing, adopted Resolution No.
73-227 by a 9 to 0 vote recommending Variance from Ordinance No.
6871, ARTICLE XVI, Section 4 (1) (b), to permit construction of
addition to existing office building on Lots 18, 19 and 20, Block
12S, MIAMI (B-41), located at 501 S. W. 1st Street, with front
setback of 4' (10' required), subject to the necessary right-of-
way dedication on Lots 19 and 20, zoned C-4 (General Commercial)
and C-1 (Local Commercial).
One objection was received in the mail.
A RESOLUTION to provide for this Variance has been prepared by
the City Attorney's office and submitted for consideration of
the City Commission.
