A RESOLUTION GRANTING A "CONDITIONAL
USE", AS PROVIDED IN ORDINANCE NO. 6871,
ARTICLE V, SECTION 1(6)(b), TO PERMIT
OFF-STREET PARKING LOTS ON LOTS 26 AND 29,
BLOCK 3, TRAJUNE PARK (14-12), LOCATED.
AT 4244 AND 4290 S. W. 7TH STREET, WALLS
AND LANDSCAPING TO CONFORM WITH PARKING
LOTS TO THE EAST, WITH NO OPENING ON S W.
7TH STREET, SUBJECT TO SITE PLAN APPROVAL
BY THE PLANNING DEPARTMENT; SUBJECT TO
COMPLIANCE WITH LIGHTING REQUIREMENTS FOR
PARKING LOTS AS SET OUT IN ORDINANCE NO.
8115, AS AMENDED; SITE ZONED R-1 (ONE -
FAMILY) DISTRICT.
WHEREAS, the City Planning and Zoning Board of
the City of Miamil at its meeting held on October 29,
1973, passed and adopted by a 9 to 0 vote its Resolution No.
73-221, recommending granting a conditional use as
provided in Ordinance No. 6871, Article V, Section 1
(6)(b), as hereinafter set forth; and this Commission deems
it advisable to the public convenience and welfare and finds that
the use will not be detrimental or injurious to the character
or the development of the immediate neighborhood;
NOW, THEREFORE, BE IT RESOLVED BY THECCOMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a "conditional
use" as provided in Ordinance No. 6871, Article V, Section
1(6)(b), to permit off-street parking lots on Lots 26 and 29,
Block 3, TRAJUNE PARK (14-12), located at 4244 and 4290 S. W.
7th Street, walls and landscaping to conform with parking
lots to the east, with no opening on S. W. 7th Street, subject
to site plan approval by the Planning Department; site

zoned R-1. (One'paZtily) District, be and the same is
hereby granted.
Section 2. The conditional use granted herein is
subject to compliance with the lighting requirements for parking
lots as.lset out in Ordinance No. 8115, as amended, of the
City of Miami, dated November 16, 1972.
Section 3. This conditional use shall become null
and void unless the use is commended within six months of
the effective date of this resolution. Upon application,
the City Manager may, after review and determination that
substantial progress has been achieved by the applicant in
terms of project planning, extend the expiration date of
the conditional use for an additional period of time not
to exceed one (1) year. Said extension request shall be
filed with the City Manager two (2) weeks prior to the
expiration date of the initial six (6) months effective
period of the conditional use.

Gentlemen:
The Miami Planning Board, at its meeting of October 29, 1973,
Item #2, following an advertised Hearing, adopted Resolution No.
73-221 by a 9 to 0 vote recommending "Conditional Use" as listed
in Ordinance No. 6871, ARTICLE V, Section 1 (6) (b), to permit
off-street parking lots on Lots 26 and 29, Block 3, TRAJUNE PARK
(14-12), located at 4244 and 4290 S. W. 7th Street, walls and
landscaping to conform with parking lots to the east, with no
opening on S. W. 7th Street, subject to site plan approval by
the Planning Department, zoned R-1 (One -Family).
Five objections were received in the mail.
A RESOLUTION to provide for this "Conditional Use" has been pre-
pared by the City Attorney's office and submitted for considera-
