A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE XXIII, SECTION
4(8), TO PERMIT CONSTRUCTION OF ADDITION
TO HOSPITAL, ON TRACT "A", PAN AMERICAN
HOSPITAL SUB 476-66), LOCATED AT 5959
N. W. 7TH STREET, WAIVING 28 OF 274
REQUIRED OFF-STREET PARKING SPACES FOR A
PERIOD OF ONE (1) YEAR FROM DATE OF ISSUANCE
OF CERTIFICATE OF OCCUPANCY, SUBJECT TO
REVIEW AT END OF YEAR, UNDER CONCURRENT
PETITION FOR "COND3T IONAL USE" APPROVAL;
SITE ZONED R-4 (MEDIUM DENSITY MULTIPLE)
DISTRICT.
WHEREAS, The City Planning and Zoning Board of the
City of Miami, at its meeting on October 15, 1973, passed
and adopted by a 9 to 0 vote its Resolution No. 73-215,
recommending granting variance from Ordinance No. 6871,
Article XXIII, Section 4(8), as hereinafter set forth; and
this Commission deems it advisable in the interest of the
general welfare of the City of Miami to grant this variance
requested on the ground that due to peculiar circumstances
affecting this parcel of land practical difficulties and
unnecessary hardships would impair the owner's rights to some
reasonable use of the property under a R-4 (Medium Density
Multiple) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article XXIII, Section 4(8),
to permit construction of addition to Hospital, on Tract
"A", PAN AMERICAN HOSPITAL SUB (76-66), located at 5959 N.W.
7th Street, waiving 28 of 274 required off-street parking

spaces for a period of one (1) year from date of issuance
of Certificate of Occupancy, subject to review at end of
year, under concurrent petition for "conditional use"
approval, zoned R-4 (Medium Density Multiple) District,
be and the same is hereby granted.
Section 2. This variance shall become null and
void unless the use is commenced within six months of the
effective date of this resolution. Extension may be granted
by the City Manager pursuant to the provisions oc Article
XXXI, Section 4, of Ordinance No. 6871.
