A RESOLUTION GRANTING A VARIANCE F M
ORDINANCE NO. 6871, ARTICLE V, SEC ION
3(2), TO PERMIT CONSTRUCTION OF SINGLE
FAMILY RESIDENCE ON N 22.5' OF LOT 6,
BLOCK 3, COPPINGER'S TROPICAL GARDENS
(16-52),LOCATED AT APPROXIMATELY 1001
N. W. 19th AVENUE, WITH SOUTH SIDE SETBACK
OF 1' (5' REQUIRED) , ZONED R-1 (ONE -
FAMILY) DISTRICT.
WHEREAS, the City Planning and Zoning Board of
the City of Miami, at its meeting on June 25, 1973, passed
and aaopted by a 7 to 2 vote its Resolution No. 73-148
recommending denial of a variance from Ordinance No. 6871,
Article V, Section 3(2), as hereinafter set forth; and
this Commission deems it advisable in the interest of the
general welfare of the City of Miami to grant this variance
requested on the ground that due to peculiar circumstances
affecting this parcel of land practical difficulties and
unnecessary hardships would impair the owner's rights to
some reasonable use of the property,under a R-1 (One -
Family) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article V, Section 3(2), to permit
construction of single family residence on N 22.5' of
Lot 6, Block 3 COPPINGER'S TROPICAL GARDENS (16-52) , located
at approximately 1001 N. W. 19th Avenue, with south side
setback of 1' (5' required), zoned R-1 (One -Family) District,
be and the same is hereby granted.

Section 2. This variance shall become null and
void unless the use is commenced within six months of the
effective date of this Resolution. Extension may be granted
by the City Manager pursuant to the provisions of Article
XXXI, Section 4, of Ordinance No. 6871.

Gentlemen:
The Miami Planning Board, at its meeting of June 25, 1973, Item #10,
following an advertised Hearing, adopted Resolution No. 73-148 by
a 7 to 2 vote, recommending DENIAL for Variance from Ordinance No.
6871, ARTICLE V, Section 3 (2), to permit construction of single
family residence on N 22.5' of Lot 6, Block 3, COPPINGER'S
TROPICAL GARDENS (16-52), located at approximately 1001 N. W. 19th
Avenue, with south side setback of 1' (5' required); zoned R-1
(One -Family).
Three objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
