RESOLUTION NO. ,s "' 411
A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE IV,
SECTION 9(1), TO PERMIT CONSTRUCTION
OF ADDITION TO EXISTING STORE BUILDING
ON UNPLATTED PROPERTY, LOCATED AT
1764 S. W. 3RD AVENUE, WAIVING PLATTING
REQUIREMENT; ZONED C-1 (LOCAL COMMERCIAL)
DISTRICT.
WHEREAS, the City Planning and Zoning Board of
the City of Miami, at its meeting on July 9, 1973,
passed and adopted by a 9 to 0 vote its Resolution No.
73-156, recommending granting a variance from Ordinance No.
6871, Article IV, Section 9(1) , as hereinafter set forth;
and this Commission deems it advisable in the interest of
the general welfare of the City of Miami to grant this
variance requested on the ground that due to peculiar
circumstances affecting this parcel of land practical
difficulties and unnecessary hardships would impair the
owner's rights to some reasonable use of the property under
a C-1 (Local Commercial) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
.Section 1. That the application for a variance
from Ordinance No. 6871, Article IV, Section 9(1), to
permit construction of addition to existing store building
on UNPLATTED property, located at 1764 S. W. 3rd Avenue,
waiving platting requirement, zoned C-1 (Local Commercial)
District, be and the same is hereby granted.

Section 2. This variance shall become null and
void unless the use is commenced within six months of the
effective date of this Resolution. Extension may be granted
by the City Manager pursuant to the provisions of Article
XXXI, Section 4, of Ordinance No. 6871.

#5, following an advertised Hearing, adopted Resolution No.
73-156 by a 9 to 0 vote recommending Variance from Ordinance No.
6871, ARTICLE IV, Section 9 (1), to permit construction of
addition to existing store building on UNPLATTED property, locat-
ed at 1764 S. W. 3rd Avenue, waiving platting requirement; zoned
C-1 (Local Commercial) .
Two objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by
the City Attorney's office and submitted for consideration of
the City Commission.
