A RESOLUTION GRANTING A CONDITIONAL
USE", AS PROVIDED IN ORDINANCE NO. 6871,
ARTICLE XX, SECTION 1 (4)(d), TO PERMIT
CONSTRUCTION OF SEAFOOD PROCESSING PLAT
ON LOTS 14, 15, 25,26, 27 AND 28, BLOCK
4, JEFFERS PARK AMENDED (9-38), LOCATED
AT APPROXIMATELY 950 N. W. 21ST TERRACE,
SUBJECT TO PLACEMENT OF A SOLID TEXTURED
MASONRY WALL, SIX (6) FEET IN HEIGHT, ADJACENT
TO RESIDENCES, SITE ZONED I-1 (LIGHT INDUSTRIAL)
DISTRICT.

WHEREAS, the City Planning and Zoning Board
of the City of Miami, at its meeting held on May 21, 1973,
passed and adopted by a 9 to 0 vote its Resolution No. 73-119,
recommending granting a "conditional use" as provided
in Ordinance No. 6871, Article XX, Section 1(4)(d), as hereinafter
set forth; and this Commission deems it advisable to the public
convenience and welfare and finds that the use will not be
detrimental or injurious to the character or the development
of the immediate neighborhood;
NOW, THEREFORE, BE IT RESOLVED BY THE COMIM4ISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a"conditional
use" as provided in Ordinance No. 6871, Article XX, Section
1(4)(d), to permit construction of seafood processing plat
on Lots 14, 15, 25, 26, 27 and 28, Block 4, JEFFERS PARK
AMENDED (9-38), located at approximately 950 N. W. 21st Terrace,
subject to placement of a solid textured masonry wall, six
(6) feet in height, adjacent to residences, site zoned
I-1 (Light Industrial) District, be and the same is hereby
granted.
Section 2. This conditional use shall become null
and void unless the use is commenced within six months of
the effective date of this Resolution. Upon application,
the City Manager may, after review and determination that
substantial progress has been achieved by the applicant in

terms of project planning, extend the expiration date of the
conditional use for an additional period of time not to exceed
one (1) year. Said extension request shall be filed with the
City Manager two (2) weeks prior to the expiration date of
the initial six (6) months effective period of the conditional
use.

Gentlemen:
The Miami Planning Board, at its meeting of_May 21, 1973, Item #7,
following an advertised Hearing, adopted Resolution 73-119 by a
9 to 0 vote, recommending "Conditional Use" as listed in Ordinance
No. 6871, ARTICLE XX, Section.1 (4) (d), to permit construction of
seafood processing plant on Lots 14, 15, 25, 26, 27 and 28, Block 4,
JEFFERS PARK AMENDED (9-38), located at approximately 950 N. W. 21st
Terrace, subject to placement of a solid textured masonry wall, six
(6) feet in height, adjacent to residences; zoned I-1 (Light Industrial).
Eight objections were received in the mail.
A RESOLUTION to provide for this "Conditional Use" has been prepared
by the City Attorney's office and submitted for consideration of the
City Commission.
