A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICtt IV, SECTION
11(1), AND ARTICLE VI *SECTION 2(3), TO
PERMIT CONSTRUCTION<4F DUPLEX ON THE
N 35' OF LOTS 13,A D 14, BLOCK 9,
TAMIAMI GARDEN*-14 8-19) , LOCATED AT
APPROXIMATEL '"785 S. W. 73RD AVENUE,
WAIVING RE ATTING REQUIREMENTS, BEING
35' WIDE SITE ZONED C-2 (COMMUNITY
COMMER AL) DISTRICT.
WHEREAS, the City Planning and Zoning Board
of the City of Miami, at its meeting on May 21,1973, passed
and adopted by a 8 to 1 vote its Resolution No. 73-116,
recommending granting a variance from Ordinance No. 6871,
Article IV, Section 11(1) and Article VI, Section 2(3),
as hereinafter set forth; and this Commission deems it
advisable in the interest of the general welfare of the
City of Miami to grant this variance requested on the ground
that due to peculiar circumstances affecting this parcel
of land practical difficulties and unnecessary hardships
would impair the owner's rights to some reasonable use of
the property under a C-2 (Community Commercial) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance. No. 6871, Article IV, Section 11(1) and
Article VI, Section 2(3), to permit construction of Duplex
on the N 3.6' of Lots 13 and 14, Block 9, TAMIAMI GARDENS
(48-19), located at approximately 785 S. W. 73rd Avenue,
waiving replatting requirements, being 35' wide, site zoned
C-2"(Community Commercial) District, be and the same is
hereby granted.

Section 2. This variance shall become null
and void unless the use is commenced within six months of
the effective date of this Resolution. Extension may be
granted by the City Manager pursuant to the provisions of
Article XXXI, Section 4, of Ordinance No. 6871.

The Miami Planning Board, at its meeting of May 21, 1973, Item #4,
following an advertised Hearing, adopted Resolution No. 73-116 by
an 8_to_l vote recommending Variance from Ordinance No. 6871,
ARTICLE IV, Section 11 (1) and ARTICLE VI, Section 2 (3), to per-
mit construction of Duplex on the N 35' of Lots 13 and 14, Block 9,
TAMIAMI GARDENS (48-19), located at approximately 785 S. W. 73rd
Avenue, waiving replatting requirements, being 35' wide, zoned
C-2 (Community Commercial).
Two objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
