A RESOLUTION GRANTING A "CONDITIONAL'13 JUN u
USE", AS PROVIDED IN ORDINANCE NO. 6871,
ARTICLE XV, SECTION 2(8)(a), TO PERMIT
ATTENDANT VALET PARKING ON LOTS 11 AND
12, BLOCK 125N, MIAMI (B-41), LOCATED
AT N. E. CORNER SOUTH MIAMI AVENUE AND
S. E. 2ND STREET, AS PER PLAN ON FILE
IN PLANNING BOARD OFFICE, WITH ONE OPENING
ON SOUTH MIAMI AVENUE; SUBJECT TO APPROVAL
OF DOWNTOWN OFF-STREET PARKING AUTHORITY,
POINTS OF INGRESS AND EGRESS AS RECOMMENDED
BY METRO TRAFFIC AND TRANSPORTATION AND
APPROVAL OF LANDSCAPING PLAN BY PLANNING
DEPARTMENT; SUBJECT TO COMPLIANCE WITH
LIGHTING REQUIREMENTS FOR PARKING LOTS AS
SET OUT IN ORDINANCE NO. 8115, SITE ZONED
C-3 (CENTRAL COMMERCIAL) DISTRICT.

WHEREAS, the City Planning and Zoning Board'of
the City of Miami, at its meeting held on May 21, 1973, passed
and adopted by a 9 to 0 vote its Resolution No. 73-115,
recommending granting a "conditional use" as provided in Ordinance
No. 6871, Article XV, Section 2(8)(a), as hereinafter set
forth; and this Commission deems it advisable to the public
convenience and welfare and finds that the use will not
be detrimental or injurious to the character or the development
of the immediate neighborhood;
NOW, THEREFORE,.BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a"conditional
use" as provided in Ordinance No. 6871, Article XV, Section
2(8)(a), to permit attendant Valet parking on Lots 11 and
12, Block 125N, MIAMI (B-41), located at N. E. corner South
Miami Avenue and S. E. 2nd Street, as per plan on file in
Planning Board Office, with one opening on South Miami Avenue;
subject to approval of Downtown off-street parking authority,
points of ingress and egress as recommended by Metro Traffic
and Transportation and approval of Landscaping plan by Planning
Department, site zoned C-3 (Central Commercial), be and
the same is hereby granted.

Section 2. The conditional use granted herein
is subject to compliance with the lighting requirements
for parking lots as set out in Ordinance No. 8115 of the
City of Miami, dated November 16, 1972.
Section 3. This conditional use shall become
null and void unless the use is commenced within six months
of the effective date of this Resolution. Upon application,
the City Manager may, after review and determination that
substantial progress has been achieved by the applicant
in terms of project planning, extend the expiration date
of the conditional use for an additional period of time
not to exceed one (1) year. Said extension request shall
be filed with the City Manager two (2) weeks prior to the
expiration date of the initial six (6) months effective
period of the conditional use.

The Miami Planning Board, at its meeting of May 21, 1973, Item #3,
following an advertised Hearing, adopted Resolution No. 73-115 by
a 9 to 0 vote recommending "Conditional Use" as listed in Ordinance
No. 6871, ARTICLE XV, Section 2 (8) (a), to permit attendant Valet
parking on Lots 11 and 12, Block 125N, MIAMI (B-41), located at
N. E. corner South Miami Avenue and S. E. 2nd Street, as per plan
on file in Planning Board Office, with one opening on South Miami
Avenue; subject to approval of Downtown off-street parking Authority,
points of ingress and egress as recommended by Metro Traffic and
Transportation and approval of Landscaping plan by Planning Depart-
ment; zoned C-3 (Central Commercial).
No objections were received in the mail.
A RESOLUTION to provide for this "Conditional Use" has been prepared
by the City Attorney's office and submitted for consideration of the
City Commission.
