A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE VIII, SECTION
5 AND ARTICLE XXIII, SECTIONS 4(8) AND
7(4)(b), TO PERMIT CONSTRUCTION OF 1ST
AND 5TH FLOOR ADDITIONS TO EXISTING
HIGHLAND PARK MEMORIAL HOSPITAL, N. M. C.
CENTER (86-96), TRACTS A & B, LOCATED
AT 1660 N. W. 7TH COURT, WITH FLOOR AREA.
RATIO OF 1.17 (1.06 GRANTED BY RESOLUTION
NO. 40393), WAIVING 110 OF 212 REQUIRED
OFF-STREET PARKING SPACES, AND WAIVING 1
REQUIRED OFF-STREET LOADING BAY, RESOLUTION
NO. 40393 HAVING GRANTED SOUTH SIDE SETBACK
OF 22.3' (36' REQUIRED), LOT COVERAGE OF
23.8% (23% PERMITTED), HOSPITAL UNDER
CONCURRENT PETITION FOR "CONDITIONAL USE"
FOR EXPANSION; SITE ZONED R-4 (MEDIUM
DENSITY MULTIPLE) DISTRICT.
WHEREAS, the City Planning and Zoning Board
of the City of Miami, at its meeting on on April 9,
1973, passed and adopted by a 8 to 0 vote its Resolution
No. 73-85, recommending granting a variance from Ordinance
No. 6871, Article VIII, Section 5 and Article XXIII,
Sections 4(8) and 7(4)(b), as hereinafter set forth; and
this Commission deems it advisable in the interest of
the general welfare of the City of Miami to grant this
variance requested on the ground that due to peculiar
circumstances affecting this parcel of land practical
difficulties and unnecessary hardships would impair the
owner's rights to some reasonable use of the property
under a R-4 (Medium Density Multiple) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article VIII, Section 5 and
Article XXIII, Sections 4(8) and 7(4)(b), to permit
construction of 1st and 5th floor additions to existing
Highland Park Memorial Hospital, N. M. C. CENTER (86-96)
Tracts A & B, located at 1660 N. W. 7th Court, with Floor
Area Ratio of 1.17 (1.06 granted by Resolution No. 40393),
waiving 110 of 212 required off-street parking spaces, and
waiving 1 required off-street loading bay, Resolution No.
40393 having granted south side setback of 22.3' (36'
required), with lot coverage of 23.8% (23% permitted),
Hospital under concurrent petition for "Conditional Use"
for expansion; site zoned R-4 (Medium Density Multiple)
District, be and the same is hereby granted.
Section 2. This variance shall become null
and void unless the use is commenced within six months
of the effective date of this Resolution. Extension may
be granted by the City Manager pursuant to the provisions
of Article XXXI, Section 4, of Ordinance No. 6871.

The Miami Planning Board, at its meeting of April 9, 1973, Item
#2 (b), following an advertised Hearing, adopted Resolution No.
73-85 by an 8 to 0 vote recommending Variances from Ordinance No.
6871, ARTICLE VIIi, Section 5 and ARTICLE XXIII, Sections 4 (8)
and 7 (4) (b), to permit construction of 1st and 5th floor addi-
tions to existing Highland Park Memorial Hospital, on Tracts A
and B, N. M. C. CENTER (86-96), located at 1660 N. W. 7th Court,
with Floor Area Ratio of 1.17 (1.06 granted by Resolution No.
40393), waiving 110 of 212 required off-street parking spaces,
and waiving 1 required off-street loading bay, Resolution No. 40393
having granted south side setback of 22.3' (36' required), Lot
Coverage of 23.8% (23% permitted), Hospital under concurrent peti-
tion for "Conditional Use" for expansion; zoned R-4 (Medium
Density Multiple).
One objection was received in the mail.
A RESOLUTION to provide for these Variances has been prepared by
the City Attorney's office and submitted for consideration of the
City Commission.
