A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE VI, SECTION
3(3), TO PERMIT CONSTRUCTION OF FLORIDA
ROOM ADDITION TO EXISTING SINGLE FAMILY
RESIDENCE, ON LOT 71, GRAPELAND CENTER
(14-6), LOCATED AT 1021 N.W. 27TH COURT,
WITH REAR SETBACK OF 12.5' (20' REQUIRED),.
ZONED R-2 (TWO-FAMILY) DISTRICT.
WHEREAS, the City Planning and Zoning Board
of the City of Miami, at its meeting on March 12, 1973,
passed and adopted by a 9 to 0 vote its Resolution No.
73-49, recommending granting a variance from Ordinance
No. 6871, Article VI, Section 3(3), as hereinafter set
forth; and this Commission deems it advisable in the interest
of the general kelflre of the City of Miami to grant this
variance requested on the ground that due to peculiar
circumstances affecting this parcel of land practical
difficulties and unnecessary hardships would impair the
owner's rights to some reasonable use of the property
under a R-2 (Two -Family) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article VI, Section 3(3), to
permit construction of Florida Room addition to existing
single family residence, on Lot 71, GRAPELAND CENTER
(14-6), located at 1021 N.W. 27th Court, with rear
setback of 12.5' (20' required), zoned R-2 (Two -Family)
District, be and the same is hereby granted.

Section 2. This variance shall become null
and void unless the use is commenced within six months
of the effective date of this Resolution. Extension may
be granted by the City Manager pursuant to the provisions
of Article XXXI, Section 4, of Ordinance No. 6871.

The Miami Planning Board, at its meeting of March 12, 1973, Item
#6, following an advertised Hearing, adopted Resolution No. 73-49
by a 9 to 0 vote recommending Variance from Ordinance No. 6871,
ARTICLE VI, Section 3 (3), to permit construction of Florida Room
addition to existing single family residence, on Lot 71, GRAPELAND
CENTER (14-6), located at 1021 N. W. 27th Court, with rear setback
of 12.5' (20' required); zoned R-2 (Two -Family).
No objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
