A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE XII, SECTION
4(1)(b), AND ARTICLE XXIII, SECTION 4
(23), TO PERMIT CONSTRUCTION OF BANK AND
OFFICE BUILDING ON TENTATIVE PLAT #857 -
"LITTLE RIVER CENTER", LOCATED AT AP-
PROXIMATELY 175 N. E. 79TH STREET, WITH
80TH TERRACE SETBACK OF 5' (10' REQUIRED),
WAIVING 5 OF 277 REQUIRED OFF-STREET
PARKING SPACES, ZONED C-1 (LOCAL COMMERCIAL)
DISTRICT AND C-2 (COMMUNITY COMMERCIAL)
DISTRICT.

13 WHEREAS, the City Planning and Zoning Board of
the City of Miami, at its meeting on March 12, 1973,

passed and adopted by a 9 to 0 vote its Resolution No.

73-47, recommending granting a variance from Ordinance
16 No. 6871, Article XII, Section 4(1)(b) and Article XXIII,
17 Section 4(23), as hereinafter set forth; and this Commission
18 deems it advisable in the interest of the general welfare
- 9
of the City of Miami to grant this variance requested
20 on the ground that due to peculiar circumstances affecting
this parcel of land practical difficulties and unnecessary
21
hardships would impair the owner's rights to some reasonable
22
use of the property under a C-1 (Local Commercial) District
23 and C-2 (Community Commercial) District;
24 NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
25 OF THE CITY OF MIAMI, FLORIDA:
26 Section 1. That the application for a variance
27 from Ordinance No. 6871, Article XII, Section 4(1)(b),
and Article XXIII, Section 4(23), to permit construction of

Bank and Office Building on Tentative Plat #857 - "Little
29
River Center", located at approximately 175 N.E. 79th
r(40 Street, with 80th Terrace setback of 5' (10' required),
31 waiving 5 of 277 required off-street parking spaces,
32 zoned C-1 (Local Commercial) District and C-2 (Community
33 Commercial) District, be and the same is hereby granted.

Section 2. This variance shall become null and
void unless the use is commenced within six months of
the effective date of this Resolution. Extension may
be granted by the City Manager pursuant to the provisions
of Article XXXI, Section 4, of Ordinance No. 6871.

The Miami Planning Board, at its meeting of March 12, 1973, Item
#4 (c), following an advertised Hearing, adopted Resolution No.
73-47 by a 9 to 0 vote recommending Variance from Ordinance No.
6871, ARTICLE XII, Section 4 (1) (b), and ARTICLE XXIII, Section
4 (23), to permit construction of Bank and Office building on
Tentative Plat #857 - "LITTLE RIVER CENTER", located at approx-
imately 175 N. E. 79th Street, with 80th Terrace setback of 5'
(10' required), waiving 5 of 277 required off-street parking
spaces, zoned C-1 (Local Commercial) and C-2 (Community Commercial) .
No objections were received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
