'T3MAR 13414 8 : 25 A RESOLUTION GRANTING A "CONDITIONAL USE", AS PROVIDED IN ORDINANCE NO. 6871, ARTICLE V, SECTION 1(6)(b), TO PERMIT OFF-STREET PARKING, LOT ON AN UNPLATTED SITE, AT 5431 N. W. 1ST AVENUE, IN CONJUNCTION WITH RICHARD ELECTRIC SUPPLY COMPANY, LOCATED AT 8 N. W. 54TH STREET, SUBJECT TO A FIVE-FOOT HEDGE AND FENCE ON NORTH SIDE AND APPROVAL BY THE PLANNING DEPARTMENT OF INGRESS AND EGRESS TO THE PARKING AREA; ZONED R-4 (MEDIUM DENSITY MULTIPLE) DISTRICT;AND SUBJECT TO THE LIGHTING REQUIREMENTS OF ORDINANCE NO. 8115 OF THE CITY OF MIAMI. WHEREAS, the City Planning and Zoning Board of the City of Miami, at its meeting held on February 26, 1973, passed and adopted by a 8 to 0 vote its Resolution No. 73-38, recommending granting a "conditional use" as provided in Ordinance No. 6871, Article V, Section 1 (6) (b) , as hereinafter set forth; and this Commission deems it advisable to the public convenience and welfare and finds that the use will not be detrimental or injurious to the character or the development of the immediate neighborhood; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. That the application for a"conditional use" as provided in Ordinance No. 6871, Article V, Section 1(6)(b), to permit off-street parking lot on an unplatted site, at 5431 N. W. 1st Avenue, in conjunction with Richard Electric Supply Company, located at 8 N. W. 54th Street, subject to a five-foot hedge and fence on north side and approval by the Planning Department of ingress and egress to the parking area, site zoned R-4 (Medium Density Multiple) District, be and the same is hereby granted. Section 2. The conditional use granted herein is subject to compliance with the lighting requirements for parking lots as set out in Ordinance No. 8115 of the City of Miami, dated November 16, 1972. 7 3 leri Y '2 3 4 5 6 elk 8 9 10 11 12 13 14 15 16 17 18 20 21 22 23 24 25 26 27 28 29 ,CIO 31 32 33 34 35 36 Section 3. This conditional use shall become null and void unless the use is commenced within six months of the effective date of this Resolution. Upon application, the City Manager may, after review and determination that substantial progress has been achieved by the applicant in terms of project planning, extend the expiration date of the conditional use for an additional period of time not to exceed one (1) year. Said extension request shall be filed with the City Manager two (2) weeks prior to the expiration date of the initial six (6) months effective period of the -conditional use. W. 1st Avenue UNPLATTED Applicant: Richard Electric Supply Gentlemen: The Miami Planning Board, at its meeting of February 26, 1973, Item #10, following an advertised Hearing, adopted Resolution No. 73-38 by an 8 to 0 vote (one member absent) recommending the "Conditional Use" as listed in Ordinance No. 6871, ARTICLE V, Section 1. (6) (b), to permit off-street parking lot on an UNPLATTED site, at 5431 N. W. 1st Avenue, in conjunction with Richard Electric Supply Company, located at 8 N. W. 54th Street, subject to a five-foot hedge and fence on north side and approval by the Planning Department of ingress and egress to the parking area; zoned R-4 (Medium Density Multiple). No objection were received in the mail. A RESOLUTION to provide for this "Conditional Use" has been prepared by the City Attorney's office and submitted for con- sideration of the City Commission. cm Z.
