W. 5TH STREET, WAIVING REPLATTING REQUIREMENTS, BEING 50' IN WIDTH (60' REQUIRED), AND HAVING 5,000 SQUARE FEET OF AREA (6,000 SQUARE FEET REQUIRED) ZONED R-2 (TWO-FAMILY) DISTRICT. WHEREAS, the City Planning and Zoning Board of the City of Miami, at its meeting on February 26, 1973, passed and adopted by a 6 to 2 vote its Resolution No. 73-34 recommending granting a variance from Ordinance No. 6871, Article IV, Section 11(1), as hereinafter set forth; and this Commission deems it advisable in the interest of the general welfare of the City of Miami to grant this variance requested on the ground that due to peculiar circumstances affecting this parcel of land practical difficulties and unnecessary hardships would impair the owner's rights to some reasonable use of the property under a R-2 (Two -Family) District. NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. That the application for a variance from Ordinance No. 6871, Article IV, Section 11(1),to permit construction of duplex on S 100' of Lot 21, Block 6, ROGER'S ADDITION (5=49), located at approximately 1715 N. This variance shall become null and void unless the use is commenced within six months of the effective date of this Resolution. Extension may be granted by the City Manager pursuant to the provisions of Article XXXI, Section 4, of Ordinance No. 6671. PASSED AND ADOPTED thia2Z- day of Q» ,1973.
