A RESOLUTION GRANTING A VARIANCE FROM
ORDINANCE NO. 6871, ARTICLE XVI,SECTION
4 (1) (a), TO PERMIT CONSTRUCTION OF
ADDITION TO OFFICE BUILDING, ON LOTS
27, 28, 29 AND 30,..BLOCK 7, BRADDOCK SUB
NO. 4 (3-61), LOCATED AT 1951 N. W. 17TH
AVENUE, WITH 0' SIDE SETBACK (10' REQUIRED)
ZONED C-4 (GENERAL COMMERCIAL) DISTRICT.
WHEREAS, the City Planning and Zoning Board of
the City of Miami, at its meeting on January 8, 1973,
passed and adopted by a 7 to 2 vote its Resolution No. 73-6,
recommending granting variance from Ordinance No. 6871,
as hereinafter set forth;
and this Commission deems it advisable in the interest
of the general welfare of the City of Miami to grant this
variance requested on the ground that due to peculiar circum-
stances affecting this parcel of land practical difficulties
and unnecessary hardships would impair
to some reasonable use of the property

NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance
from Ordinance No. 6871, Article XVI, Section 4 (1) (a), to
permit construction of addition to office building, on Lots
27, 28, 29 and 30, Block 7, BRADDOCK SUB NO. 4 (3-61),
located at 1951 N. W. 17th Avenue, with 0' side setback
(10' required), zoned C-4 (General Commercial) District,
be and the same is hereby granted.
Section 2. This variance shall become null and
void unless the use is commenced within six months of the

effective date of this Resolution. Extension may be granted
by the City Manager pursuant to the provisions of Article
XXXI, Section 4, of Ordinance No. 6171.

The Miami Planning Board, at its meeting of January 8, 1973, Item
#6, following an advertised Hearing, adopted Resolution No. 73-6
by a 7 to 2 vote recommending Variance from Ordinance No. 6871,
ARTICLE XVI, Section 4 (1) (a), to permit construction of addition
to office building on Lots 27, 28, 29 and 30, Block 7, located at
1951 N. W. 17th Avenue, with 0' side setback (10' required), zoned
C-4 (General Commercial).
One objection was received in the mail.
A RESOLUTION to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
