P ePetY A RESOLUTION GRANTING A VARIANCE FROM ORDINANCE NO. 6871, ARTICLE XX, SECTION 3 (1) AND ARTICLE XXIII, SECTION 2 (5), TO PERMIT CONSTRUCTION OF ADDITION TO EXISTING AUTOMOTIVE REPAIR SHOP, WITH SETBACK ADJACENT TO RESIDENTIAL DISTRICT OF 0' (20' REQUIRED), WAIVING LANDSCAPING REQUIREMENTS FOR PARKING AREA, BEING DES- CRIBED AS "UNPLATTED", LOCATED AT 3770 SOUTH DIXIE HIGHWAY, IN AN I-1 (LIGHT INDUSTRIAL) DISTRICT. WHEREAS, the City of Miami Planning and Zoning Board, at its meeting held on May 22, 1972, passed and adopted by an 8 to 1 vote its Resolution No. 72-130, recommending denial of a variance from Ordinance No. 6871, Article XX, Section 3 (1), and Article XXIII, Section 2 (5), as herein- after set forth; and this Commission deems it advisable in the interest of the general welfare of the City of Miami to grant this variance requested on the ground that a refusal would result in practical difficulties and unnecessary hardship to the applicant under an I-1 (Light Industrial) District; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. That the application for a variance from Ordinance No. 6871, Article XX, Section 3 (1), and Article XXIII, Section 2 (5), to permit construction of addition to existing automotive repair shop, with setback adjacent to Residential District of 0' (20' required), waiving landscaping requirements for parking area, being described as UNPLATTED, located at 3770 South Dixie Highway, in an I-1 (Light Indus- trial) District, be and the same is hereby granted. Section 2. This variance shall become null and void unless the use is commenced within six months of the effect- ive date of this Resolution. Savage The Miami Planning Board, at its meeting of May 22, 1972, Item #6, following an advertised Hearing, adopted Resolution No. 72-130 by an 8 to 1 vote recommending DENIAL for Variance from Ordinance No. 6871, ARTICLE XX, Section 3 (1), and ARTICLE XXIII, Section 2 (5), to permit construction of addition to existing automotive repair shop, located at 3770 South Dixie Highway, UNPLATTED, with setback adjacent to Residential District of 0' (20' re- quired), waiving landscaping requirements for parking area; zoned I-1 (Light Industrial). Two objections were received in the mail.
