5:00 P.M. PUBLIC HEARING ON THE COCONUT GROVE ZONING STUDY
1. a. * Resolution of the Commission of the City of Miami,
Florida, adopting "A Planning Study for Coconut Grove"
as presented by the City of Miami Planning Department
with the modification that the zoning for Fair Isle
be changed from R-5 (High Density) Multiple) to R-3
(Low Density Multiple).
** The Coconut Grove Zoning Study is a comprehensive
neighborhood study of future proposals for land use,
zoning, circulation, and community facilities for
Coconut Grove.

b. * Ordinance amending Ordinance No. 6871, the Comprehensive
Zoning Ordinance for the City of Miami, by changing the
zoning classification from R-2 (Two -Family), R-C
(Residential Office), C-2 (Community Commercial), and
C-4 (General Commercial) to C-2A (Special Community
Commercial) for the areas of the Central Grove District
as shown on the map attached hereto as Exhibit "A" and
made a part hereof by making the necessary changes in
the zoning district map, made a part of said Ordinance
No. 6871 by reference and description in Article III,
Section 2 thereof; repealing all ordinances, Code
sections, or parts thereof in conflict, insofar as they
are in conflict; and containing a severability provision;
and providing for an effective date.
** This is a new commercial district designed to strengthen
the retail service function of a community commercial
center, encourage supporting mixed residential and
office uses and promote development of a pedestrian
oriented area with plazas and street amenities.

c. * Ordinance amending Ordinance No. 6871, the Comprehensive
Zoning Ordinance for. the City of.Miami to include a new.
zoning district, Article XIV-1, Special Community
Commercial, C-21% District, as hereinafter set forth;
repealing all ordinances, Code sections, or parts
thereof in conflict, insofar as they are in conflict;
and containing a severability provision.
** This is a change of zoning from C-2 to C-2A in order
that the existing retail function of the area can be
strengthened, to protect the pedestrian scale of the
area, and to promote highest quality development and
public amenities.
d. * Ordinance amending Ordinance No. 6871, Article XXIV -
Signs, by adding ^ new sub -section 6, "Signs in the
C-2A District", repealing all ordinances, Code sections,
or parts thereof in conflict, insofar as they are in
conflict; and containing a severability provision.
** Revised sign controls will provide for reduced sign
sizes and numbers consistent with a pedestrian
oriented retail area, while encouraging unique and
innovative design.
2. 2561 S. W. 27TH LANE
* Ordinance amending Ordinance No. 6871, the Comprehensive
Zoning Ordinance for the City of Miami, by changing the
zoning classification for Lots 1 and 2, Block 1,
SILVER BLUFF BUSINESS CENTER (14-76), located at 2561
Southwest 27th Lane, from R-1 (One Family) to R-CA
(residential Office) and by making the necessary changes
in the zoning district map, made a part of the said
ordinance No. 6871, by reference and description in
Article III, Section 2 tkareof; by repealing all ordi-
nances, Code sections, oparts thereof in conflict;
and containing a severability provision.
