HomeMy WebLinkAboutR-74-0575MEA/rr 7/11/74 RESOLUTION NO. `'r'f-57..� A RESOLUTION GRANTING A VARLANCE FROM ORDINANCE NO. 6871, ARTICLE VIII, SEO- TIONS 3, 5, AND 6; AND ARTICLE XXIII, SECTION 4, TO PERMIT TWO-STORY ADDITION TO BE CONSTRUCTED ON LOTS 15 THROUGH 18 AND WEST 40 FEET OF LOTS 13 AND 14, BLOCK 21, HIGHLAND PARK (2-13), LOCATED AT 1501 NORTHWEST 9TH AVENUE, WITH SIDE SETBACKS OF TEN FEET AND ZERO FEET (31 FEET REQUIRED), WITH REAR SETBACK OF 30 FEET (31 FEET REQUIRED) , WITH LOT COVERAGE OF 47.2% (24% PERMITTED) WITH FLOOR AREA RATIO OF 1.88 (1.0 PERMITTED), WAIVING 165 OF 189 REQUIRED OFF-STREET PARKING SPACES; SUBJECT TO 5 FEET DEDICA- TION FOR PUBLIC RIGHT OF WAY FROM SAID PROPERTY ON NORTHWEST 15TH STREET AND SUBJECT TO OBTAINING LOT 19, BLOCK 21, HIGHLAND PARK (2-13) IN EXCHANGE FOR LOT 20, BLOCK 21, HIGHLAND PARK; ZONED R-4 (MEDIUM DENSITY MULTIPLE). WHEREAS, the Miami Zoning Board, at its meeting of May 20, 1974, adopted Resolution No. ZB65-74 by four to two vote (one member absent) recommending denial of the variances from Ordinance No. 6871 as hereinafter set forth; and WHEREAS, an addition to the building is now being constructed under variances granted by Resolution No. 73-91; and WHEREAS, this Commission finds that due to peculiar circumstances affecting this parcel of land, practical dif- ficulties and unnecessary hardships would impair the owner's right to the reasonable use of the property without the variances granted as hereinafter set forth; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: "DOCUMENT INDEX ITEM NO. That the application for variances from Ordinance No. 6871, Article VIII, Sections 3, 5, and 6; and Article XXIII, Section 4, to permit a two-story addition to be constructed on Lots 15 through 18 and west 40 feet of Lots 13 and 14, Block 21, Highland Park (2-13), located at 1501 Northwest 9th Avenue, with side setbacks of ten feet and zero feet (31 feet required), with rear setback of 30 feet (31 feet required), with lot coverage of 47.2% (24% permitted) with floor area ratio of 1.88 (1.0 permitted), waiving 165 of 189 required off-street parking spaces; subject to 5 feet dedica- tion for public right of way from said property on Northwest 15th Street and subject to obtaining Lot 19, Block 21, Highland Park (2-13) in exchange for Lot 20, Block 21, Highland Park; Zoned R-4 (medium density multiple)/ is hereby granted.
