" , A RESOLUTION GRANTING A VARIANCE FROM ORDINANCE NO. 8142, SECTION 6 (3) TO PERMIT CONSTRUCTION OF A STRUCTURE CONTAINING OFFICES AND RESIDENCES ON N 50' LOTS 25 and 26, BLOCK 4, WILLIAM A. RICE SUB (1-13), LOCATED AT 3326 MARY STREET, REQUESTING EXCEPTION FROM FRONT YARD REQUIREMENTS AS PER ORDINANCE NO. 8142, SECTION 6 (3), BEING IN THE COCONUT GROVE BUSINESS VILLAGE INTERIM ZONING DISTRICT, ZONED C-2 (COMMUNITY COMMERCIAL). WHEREAS, the Miami Zoning Board, at its meeting held on February 25, 1974, passed and adopted by a 5 to 0 vote (2 members absent) its Resolution No. ZB 17-74 recommending denial for exception from Ordinance No. 8142, Section 6 (3), as hereinafter set forth; and this Commission deems it advisable in the interest of the general welfare of the City of Miami to grant this exception requested on the ground that due to peculiar circumstances affecting this parcel of land practical difficulties and unnecessary hardships would impair the owner's rights to some reasonable use of the property under a C-2 (Community Commercial) District; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION F THE CITY OF MIAMI, FLORIDA: Section 1. That the application for a variance from rdinance No. 8142, Section 6 (3), to permit construction of a tructure containing offices and residences on N 50' Lots 25 and 6. Block 4, WILLIAM A. RICE SUB (1-13), located at 3326 ary Street, requesting exception from front yard requirements, being in the Coconut Grove Business Village Interim Zoning District, zoned C-2 (Community Commercial), be and the same is hereby granted.
