A RESOLUTION GRANTING A PETITION FOR A
PLANNED AREA DEVELOPMENT TO BE LOCATED
ON TRACTS 1 AND 2, TENTATIVE PLAT NO. 896
"RIVER COVE" AT NORTH RIVER DRIVE AND 17TH
AVENUE, PURSUANT TO ORDINANCE NO. 6871,
ARTICLE XXI-1, ACCORDING TO PLANS ON FILE,
SUBJECT TO RELOCATION OF DRIVEWAY AND
DEDICATION OF RIGHT-OF-WAY ON NORTH RIVER
DRIVE, ALL IN ACCORDANCE WITH THE DEPARTMENT
OF TRAFFIC AND TRANSPORTATION RECOMMENDATION;
ZONED C-4 (GENERAL COMMERCIAL) and W-I
(WATERFRONT INDUSTRIAL), PROPOSED TO BE RE-
ZONED R-4 (MEDIUM DENSITY MULTIPLE) DISTRICT.
WHEREAS, the Zoning Board of the City of Miami at
its meeting on February 11, 1974, passed and adopted by a 7 to
0 vote its Resolution No. ZB 4-74, recommending granting a
Petition for a Planned Area Development (PAD) pursuant to
Ordinance No. 6871, Article XXI-1, as hereinafter set forth; and
this Commission deems it advisable in the interest of the
general welfare of the City of Miami to grant this Petition;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION
OF THE CITY OF MIAMI, FLORIDA:
Section 1. That the Petition for a Planned Area
Development pursuant to Ordinance No. 6871, Article XXI-1, to
be located on Tracts 1 and 2, Tentative Plat No. 896 - "River
Cove", at North River Drive and 17th Avenue, according to plans
on file, subject to relocation of drivewqy and dedication of right-
of-way on North River Drive, all in accordance with the Depart-
ment of Traffic and Transportation recommendation; znned C-4
(General Commercial) and W-I (Waterfront Industrial), proposed
to be rezoned R-4 (Medium Density Multiple) "t� Dw 4? R kf the
same is hereby granted.

The Miami Zoning Board, at its meeting of February 11, 1974, Item #1(a),
following an advertised Hearing, adopted Resolution No. ZB 3-74 by a
7 to 0 vote recommending Change of Zoning Classification of Tracts 1
and 2, Tentative Plat #896-"RIVER COVE", located at North River Drive
at N. W. 17th Avenue, from C-4 (General Commercial) and W-I (Waterfront
Industrial) to R-4 (Medium Density Multiple).
Two objections were received in the mail.
An ORDINANCE to provide for this Change of Zoning has been prepared
by the City Attorney's office and submitted for consideration of
the City Commissions
