HomeMy WebLinkAboutR-74-00682 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 36 RESOLUTION NO. 790- c sly nji 6' 4"y A RESOLUTION GRANTING A VARIANCE FROM ORDINANCE NO. 6871, ARTICLE VII, SECTION 2(3), TO PERMIT CONSTRUCTION OF KITCHEN ADDITION TO LIVING ROOM AND BEDROOM ADDITION UNDER CONSTRUCTION ON LOT 7, BLOCK 1, EVERGREEN LAWS NO. 2 (13-59), LOCATED AT 3106 N.W. 21ST AVENUE, MAKING SECOND UNIT ON ABOVE SITE, WITH LOT WIDTH OF 36' (40' REQUIRED, AS LOT WAS PLATTED PRIOR TO 1946), ZONED R-3 (LOW DENSITY MULTIPLE) DISTRICT. WHEREAS, the City Planning and Zoning Board of the City of Miami, at its meeting on December 10, 1973, passed and adopted by an 8 to 0 vote (one member absent), its Resolution No. 73-255, recommending variance from Ordinance No. 6871, ARTICLE VII, Section 2(3), as hereinafter set forth; and this Commission deems it advisable in the interest of the general welfare of the City of Miami to grant this variance requested on the ground that due to peculiar circumstances affecting this parcel of:land practical difficulties and unnecessary hardships would impair the owner's rights to some reasonable use of the property under a R-3 (low density multiple) district. NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. That the application for a variance from Ordinance No. 6871, ARTICLE VIII, Section 2(3), to permit con- struction of kitchen addition to living room and bedroom addition under construction on Lot 7, Block 1, EVERGREEN LAWNS NO. 2, (13-59), located at 3106 N.W. 21st Avenue, making second unit on above site, with lot width of 36' (40' required, as lot was platted prior to 1946), zoned R-3 (Low Density Multiple) District, be and the same is hereby granted. Section 2. This variance shall become null and void unless the use is commenced within six months of the effective CITY COMMISSION MEETING OF JANa ( 107A 14tler /6"01.1,71 date of this Resolution. W. 21st Avenue, making second unit on above site, with lot width of 36' (40' required, as lot was platted prior to 1946); zoned R-3 (Low Density Multiple). One objection was received in the mail.
