A RESOLUTION GRANTING A VARIANCE FROM ORDINANCE
NO. 6871, ARTICLE VIII, SECTION 3 AND 2 (3) TO
PERMIT CONSTRUCTION OF A SINGLE FAMILY RESIDENCE
ON THE N 53' LOTS 1 AND 2 LESS RIGHT-OF-WAY, BLOCK .77S
MIAMI. 1B 4 LOCATEDCATN;APPROXIMATELYw1004'S; W, '3. 3VE.
WITH A REAR (SOUTH) YARD OF 71' (20'REQUIRED); SIDE
YARD (EAST) OF 71/2' (15' REQUIRED) ; SIDE YARD (WEST)
OF 2' TO 81' (9' REQUIRED), LOT BEING 2,450 SQ.FT.
(4,000 SQ.FT. REQUIRED); ZONED R-4 (MEDIUM DENSITY
MULTIPLE).
WHEREAS, the City Plahning Board of the City: of Miami,
at its meeting on November 19, 1973, passed and adopted by a
7 to 2 vote its Resolution No. 73-241, recommending granting
of variance from Ordinance No. 6871, ARTICLE VIII, SECTION 3
and 2 (3), as hereinafter set forth; and this Commission deems
it advisable in the interest of the general welfare of the City
of Miami to grant this variance requested on the ground that
due to peculiar circumstances affecting this parcel of land
practical difficulties and unnecessary hardships would impair
the owner's rights to some reasonable use of the property under
a R-4 (Medium Density Multiple) District;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a variance from
Ordinance No. 6871, Article VIII, Section 3 and 2 (3), to permit
construction of a single family residence on the N 53' Lots 1
MIAMI (B-41)
and 2 less right-of-way, Block 77S,/located at approximately
1004 S. W. 3rd Avenue, with a rear (south) yard of 71' (20'
required); side yard (east) of 71' (15' required); side yard
(west) of 2' to 811' (9' required), lot being 2,450 sq.ft.
(4,000 sq.ft. required); zoned R-4 (Medium Density Multiple),

Section 2. This variance shall become null and
void unless the use is commenced within six Months of the
effective date of this Resolution. Extension may be granted
by the City Manager pursuant to the provisions of Article
XXXI, Section 4, of Ordinance No. 6871.

The Miami Planning Board, at its meeting of November 19, 1973, Item
#3, following an advertised Hearing, adopted Resolution No. 73-241
by a 7 to 2 vote recommending Variance from Ordinance No. 6871,
ARTICLE VIII, Section 3 and 2 (3), to permit construction of a
single family residence on the N 53' Lots 1 and 2 less right-of-way,
Block 77S, located at approximately 1004 S. W. 3rd Avenue, with a
rear (south) yard of 71' (20' required); side yard (east) of 71/2'
(15' required); side yard (west) of 2' to 8i' (9' required), lot
being 2,450 sq. ft. (4,000 sq. ft. required); zoned R-4 (Medium
Density Multiple).
No objections were received in the mail.
A RESOLUT;Op to provide for this Variance has been prepared by the
City Attorney's office and submitted for consideration of the City
Commission.
