A RESOLUTION GRANTING A "CONDITIONAL USE" , AS
PROVIDED IN ORDINANCE NO. 6871, ARTICLE Xt-3,
SECTION 1 (7)(b) TO PERMIT CONSTRUCTION OF PARKING
GARAGE AT REAR OP LOTS 1 THRU 4 AND 22 THRU 25,
BLOCK 100S, BRICKELL ADD AMD (8-113), LOCATED AT
1000 BRICKELL AVENUE, IN CONJUNCTION WITH OFFICE
BUILDING ON SITE, ZONED R-CB (RESIDENCE --OFFICE)
AND R-C-1 (RESIDENCE -OFFICE -COMMERCIAL) DISTRICTS
WHEREAS, the City Planning and Zoning Board of.the
City of Miami, at its meeting held December 10, 1973, passed
and adopted by an 8 to 0 vote (one member absent), its
Resolution No. 73-253, recommending granting a 'conditional •
use' as provided in Ordinance No. 6871, ARTICLE XI-3, Section 1
(7)(b), subject to provision of a landscaped area of no less than
seventy (70) feet in length and twenty-five (25) feet in depth
along Brickell Avenue frontage, centered on building entry,
as recommended by the Urban Development Review Board and
the Planning Department, and this Commission deems it
advisable to the public convenience and welfare and finds
that the use will not be detrimental or injurious to the
character of the development of the immediate neighborhood;
and,
WHEREAS, the Commission deems it advisable to modify
the recommendation to eliminate the provision for landscaped area;
NOW, THEREFORE BE IT RESOLVED BY THE COMMISSION OF THE
CITY OF MIAMI, FLORIDA:
Section 1 That the application for a 'conditional use'
as provided in Ordinance No. 6871, Article XI-3, Section 1
(7)N, to permit construction of parking garage at rear of
lots . thru 4 and 22 thru 25, Block 100S BRICKELL ADD AMD
(B-:._2), _acated at 1000 Brickell Avenue, in conjunction with

(Residence-Offi.:e-Commercial) District, be and the
same is hereby granted.

void unless the use is commenced within six months of the
effective date of this Resolution. Upon application, the
City Manager may, after review and determination that
substantial progress has been achieved by the applicant in
terms of project planning, extend the expiration date of the
conditional use for an additional period of time not to exceed
one (1) year. Said extension request shall be filed with the
City Manager two (2) weeks prior to the expiration date of the
initial six (6) months effective period of the conditional use.
