A RESOLUTION GRANTING A "CONDITIONAL USE", AS
PROVIDED IN ORDINANCE NO. 6871, ARTICLE VIII,
SECTION 1 (11)(c), TO PERMIT STRUCTURE LOCATED
ON LOTS 9 AND 10, BLOCK 6, TWELFTH STREET MANORS
3RD SECTION (6-162), LOCATED AT 4011 WEST FLAGLER
STREET, TO BE USED FOR DOCTORS' AND DENTISTS'
OFFICE, ZONED R-4 (MEDIUM DENSITY MULTIPLE) DISTRICT.
WHEREAS, the City Planning and Zoning Board of the City
of Miami, at its meeting held on December 10, 1973, passed and
adopted by a 8 to 0 vote (one member absent) its Resolution No.
73-251, recommending granting a "conditional use" as provided in
Ordinance No. 6871, Article VIII, Section 1 (11)(c), as herein-
after set forth; and this Commission deems it advisable to the
public convenience and welfare and finds that the use will not be
detrimental or injurious to the character or the development of
the immediate neighborhood;
NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF
THE CITY OF MIAMI, FLORIDA:
Section 1. That the application for a "conditional use"
as provided in Ordinance No. 6871, Article VIII, Section 1 (11)(c),
to permit structure located on Lots 9 and 10, Block 6, TWELFTH
STREET MANORS 3RD SECTION (6-162), at 4011 West Flagler Street,
to be used for doctors' and dentists' office, zoned R-4 (Medium
Density Multiple), be and the same is hereby granted.
Section 2. This conditional use shall become null and
void unless the use is commenced within six months of the effective
date of this Resolution. Upon application, the City Manager may,
after review and determination that substantial progress has
been achieved by the applicant in terms of project planning,
extend the expiration date of the conditional use for anyadditional
period of time not to exceed one (1) year. Said extension request
shall be filed with the City Manager two (2) weeks prior to the

expiration date of the initial six (6) months effective period
of the conditional use.

The Miami Planning Board, at its meeting of December 10, 1973, Item
#4, following an advertised Hearing, adopted Resolution No. 73-251
by an 8 to 0 vote (one member absent), recommending "Conditional Use"
as listed in Ordinance No. 6871, ARTICLE VIII, Section 1 (11) (c),
to permit structure located on Lots 9 and 10, Block 6, TWELFTH
STREET MANORS 3RD SECTION (6-162), at 4011 West Flagler Street, to
be used for doctors' and dentists' office; zoned R-4 (Medium Density
Multiple).
No objections were received in the mail.
A RESOLUTION to provide for this "Conditional Use" has been prepared
by the City Attorney's office and submitted for consideration of the
City Commission.
