WHEREAS, ARTICLE XXXII of Ordinance No. 6871, the Comprehensive Zoning Ordinance for the City of Miami permits an extension of a Conditional Use by the City Manager, with approval by the City Commission, for a period of one year; NOW, THEREFORE, BE IT RESOLVED BY THE COMMISSION OF THE CITY OF MIAMI, FLORIDA: Section 1. The request for a one year extension of the Conditional Use granted to permit construction of Patio Townhouse Development by Zoning Board Resolution No. ZB 57-75, as per Ordinance No. 6871, Article VI, Section 1 (4-A) (b), consisting of 16 units on Tentative Plat 8932 - "Stirrup Grove Sub. 81" waiving development of 10 of 32 required off-street parking spaces; and 10 units of Tentative Plat 8933 "Stirrup Grove Sub. 82", waiving development of 6 of 20 required off-street parking spaces; being 3345 and 3430 Franklin Avenue, subject to review of parking one year after issuance of Certificate of Occupancy, Boned R-2 (Two Family) District, be and the same is hereby granted. Use has been issued based upon the Conditional Use. The Ordinance further provdes that the City Manager may, after review and deter- mination that substantial progress has been achieved by the applicant in terns of project planning, extend the expiration date of the Conditional Use for an additional period of time not to exceed one year, subject to approval of the City Commission. Goa 131 Weal, florid, 2310 Rey: Resolution No, ZB 57.75 Stirrup Grove Sub. 01 Stirrup Grove Sub. 0E2 On May 5, 1975, The Model City Development Corporation was granted a petition for conditional use by Resolution No. ZB 57-75 which read as follows: • Resolution to grant conditional use as listed in Ord. 6871, Article VI, Section 1 (4-A) (b), to permit construction of Patio Townhouse Development consisting of 16 units on Tenative Plat #932 • "Stirrup Grove Sub. 01" waiving development of 10 of 32 required off-street parking spaces; and 10 units of Tenative Plat #933 "Stirrup Grove Sub. 02", waiving develop- ment of 6 of 20 required off-street parking spaces; being 3345 and 3430 Franklin Avenue; subject to review of parking one year after issuance of Certificate of Occupancy; Zoned R-2 (Two Family). 00 The above variance is to expire on November 5, 1975, unless MCDC can obtain a building permit or certificate of use based upon this variance. MCDC may not be in a position to obtain a building permit by the required date, due primarily to the processing delay we have experienced with the Federal Housing Administration Coral Cables insuring Office.
