Setbacks, Sicynari and Renefit Height
Purpose:
The proposed Miami 21 Zoning text amendment will provide updates to
Appendix P - Wynwood Norte Neighborhood Revitalization District ("NRD-2").
The proposed Ordinance includes additional setback requirements along
NRD-2 thoroughfares, allows for Dominant Setback Waivers on a Wynwood
Norte Corridor, adjusts benefit height for T4 and T5 sites, and provides
modifications to master sign plan requirements for structures with multiple
commercial or office tenants.
Estimated Direct Economic Impact:
• There will be no additional municipal regulatory costs for businesses.
• The proposed adjustments to development regulations in Wynwood
Norte include targeted interventions that promote small-scale
commercial buildings along Wynwood Norte thoroughfares and high -
quality signage for businesses throughout the neighborhood.
• The proposed adjustments to benefit height are expected to generate
additional revenue to the Wynwood Norte neighborhood through the
collection of cash contributions for additional building height.
Estimated Number of Businesses to be Impacted:
The adjustments to the Wynwood Norte Public Benefits Program will impact
approximately 143 sites in Wynwood Norte. Any property located within T4-L,
T4-0, T5-R and T5-L Transect Zone in Wynwood Norte and complies with
designated criteria may utilize the updated regulatory provisions of the
Wynwood Norte Public Benefits Program.
